"Excellent location, can walk to most sites or transportation within a few blocks. Easy access to get to the flat. Grocery stores within a block in a few different directions. Lots of restaurants close by too. The place is very clean, good size, and is updated. Has a fridge, stove top, oven, microwave and washing machine. No dryer but they have a drying rack in the closet that we used and our clothes dried over night. Only bad thing is the WiFi is not the greatest and is spotty or very slow most...

"Possibly the worst place I’ve ever stayed. I didn’t receive the check in instructions, so on arriving had to spend around an hour trying to figure things out. There are no staff at the property and the phone number on their website is incorrect. Room had no bin, no mirror or tea & coffee facilities. This is a basic. No outdoor lighting and slippery broken decking steps is a health and safety hazard. Another guest kept leaving the main door open, and one night I took my dog out in the night to...

"Our triple room on the fourth floor was perfectly adequate, with great views of the Water of Leith. As this is an old, historic building, it took a bit to regulate the water temperature in the shower and some surfaces are a bit worn, but that’s to be expected. Liked the breakfast choices, and the staff is both friendly and professional. Since the clientele was of a more “mature” set, the whole place was quiet—easy to get a good night’s sleep. We also liked that it is located just a short walk...
