"Everything was excellent but the location was the best part. Close enough to train station making it easy to get to hotel on first day with luggage (10 min walk). It is in front of the canal with water bus stop to St Marcos and to Murano in less than 2 min walk. It is far from main streets which helped for quiet good night sleep (went to bed 9pm due to time change). Staff was very friendly and helpful.. like everyone of them. Breakfast was not excellent but good enough (I had better ones in...

"Great place to stay in Venice. Right on the water with a patio for guests which has a great view. Room was very comfortable and had all that i needed. Very good value."
