"The property is right on the beach! We were unable to get in the water and use a lot of the amenities, like paddle boards, due to the sargassum (which is on every beach in the Riviera Maya). The restaurant staff were very attentive and the breakfast was good. They made us a to go meal on our last day. There is no other choice for meals in the area, so you need a car if you want to eat elsewhere. Taxis were $400-450 Mex pesos for a one way ride to the nearest village. You get 1 bottle of water...

We were on the 3rd floor which was fine but if you have issues it could be a problem. As I said I love the little town but they are losing their beach. The sargassum seaweed is a real thing and starts in the early April or so and lasts for a while. The 3 bedrooms with their own bathrooms were wonderful for layout and the common rooms of kitchen/living room and dining room were great for all of us to spend time together. "A beautiful place, very quiet and peaceful, not like the huge resorts further along the coastline. It is quite simple, with a small pool and two small places to eat. The only unfortunate thing was the seaweed, but there is nothing to do about that. They try to clean it up but it is way too much. But the hotel itself is great, we loved our stay!"

The building is really run down, structural damage, cracks in the walls. The bathroom shower is gross. It flooded water was running out the shower into where the toilet is.
