Beautiful hotel right in the heart of Tulum. You can walk to all the hotspots in South Tulum. The room was stunning, and the staff was attentive and friendly communicated via WhatsApp for all our needs during our stay, including setting up transportation to and from the airport can’t wait to be back!

Our stay at this boutique hotel in Tulum was truly exceptional. The service, accommodations, and overall atmosphere far exceeded our expectations. Everything was immaculately clean — we even noticed staff scrubbing outdoor pillowcases, which speaks volumes about their dedication to hygiene. Housekeeping was consistently outstanding. The room was stylish, comfortable, and thoughtfully designed. Breakfast each morning was phenomenal — some of the best food we had during our entire trip. The staff made all the difference. Carlos was incredibly helpful, kind, and attentive — he went above and beyond in every interaction. Eliso was also wonderful — professional, welcoming, and clearly committed to ensuring guests have a great experience. We couldn’t have asked for a better place to stay. Highly recommend for anyone visiting Tulum.

I LOVED the property and the room. Perfect for solo travelers (like myself) and romantic getaways. The location was in the middle of what I like to call Hotel Row. It is like the Vegas strip but between the ocean and jungle. It is walking distance to restaurants and shops. The staff (Arantxa, Diego, Carlos, Ricardo, and Eliseo) were well organized and prepared. They provided menus ahead of my arrival. Breakfast was delicious and the food is good. The staff assisted in arranging my transportation to and from the hotel as well as my excursions: 1) Tulum Mayans and 2) Cenotes, which was the highlight of my trip. During my stay the hotel hosted a party featuring a Tulum favorite DJ and the last night of my stay they hosted a movie night (The Pursuit of Happyness). I will definitely return again whether alone, with a bae, or with family/friends.

We stayed at Umi Tulum for 5 nights and absolutely loved every moment. From the moment we arrived, we felt welcomed by the warm and friendly atmosphere. The vibe throughout the hotel is relaxing yet vibrant—perfect for a Tulum getaway. The rooms were beautifully designed, comfortable, and spotless. Every detail, from the decor to the cleanliness, was thoughtfully maintained. The food and drinks were top-notch—fresh, flavorful, and always satisfying. What really made our stay special was the staff. The concierge team was incredibly helpful with everything we needed, from activity recommendations to transportation. The restaurant staff was equally amazing—attentive, kind, and always going the extra mile to make sure we were taken care of. The onsite music sets created a fun, energetic ambiance without ever feeling overwhelming. It honestly felt like a little community—everyone from staff to guests felt like part of one big family. I usually only book places with a 9 rating, so I got lucky this time when my filter wasn’t even on. The hotel looked amazing, and when I read the reviews, I saw some people oddly complaining that kids weren’t allowed—even though it’s clearly an adults-only hotel. Others mentioned the music on weekends from the beach club—but honestly, that’s exactly what made it perfect for us. During the weekdays, it was quiet and felt super luxurious with no music, just peaceful vibes. We had a beachfront room with a private pool, free parking, and breakfast included—it almost felt too good to be true, but it wasn’t. The beach club right at the edge of our pool felt like real luxury, and while it might not be for everyone, it was definitely our kind of vibe. The whole operation runs smoothly, the upkeep is excellent—they even clean and rearrange the beach furniture daily. Breakfast had both hearty and light options, with fresh juices and a great coffee selection. The staff was super friendly, multilingual, and easy to reach, which made us feel really welcome and safe. They host daily events like Pilates and volleyball, and the Sunday beach club was lively and fun. Between the convenience, comfort, and direct beach access, it was just an all-around amazing experience.

We really enjoyed our stay at UMI. The hotel is well located and close to some of the best restaurants in the zona hotelera so you don’t need a car/taxi. Overall the hotel looks amazing and it’s just jungle around you. The room is very well kept with modern minimalist furniture and open floor plan. The restaurant offer slightly pricy but great food with a mix of international dishes with a few Mexican gems. The staff is very welcoming and available. Sometimes it’s hard to get them if you’re staying at the beach club beach club as they don’t walk often around there. Considering the hotel has been open only for c 1 year, there are a few things to improve: 1) hairdryer (there are not as many as the rooms so one night we had to wait for someone else to finish using it which for the price we are paying for the room is not acceptable); 2) we often had to ask for a refill of the shampoo and shower gel as they are little and don’t allow more than 3 showers per day. The staff was very fast to take the additional ones to us though. 3) there are very few shady spots at the beach cloud which is not entirely convenient considering how strong the sun can be. 4) the prices of extra services (eg tours, massages, taxis) book via the hotel are extortionate and circa double what you can easily find outside.

Disappointing Stay – Not Worth the Price, But Excellent Staff We booked a four-night stay at Umi Hotel Tulum but ended up leaving after just one night due to the lack of basic room amenities. For the price, the room was simply unacceptable—no TV, no chairs, and no place to hang clothes. The Garden Suite felt like a prison camp, surrounded by concrete walls, water stains, and a view of another wall with a dying palm tree. The room also had a stale smell, which made the experience even worse. The one saving grace was the staff—they were outstanding. Although they couldn’t change our room, they handled the situation with professionalism and even provided us with a credit for a future stay if we decide to revisit, which was a very classy gesture. If you’re looking for a beachfront location, Umi is well-situated and close to many attractions. However, unless you book a Master Suite with a swim-out, the cost simply isn’t justified. On top of that, they require an additional $500 deposit, which wasn’t clearly communicated upfront. Overall, while the hotel itself was disappointing and not as advertised, the staff went above and beyond to make things right.

I could not believe that they did not notify of construction in front of my beachfront suite prior to my check in. At check in they told me it would only last one day and they kept saying just a little more time. They worked until midnight and started at 7:30am with saws and hammering. I had to check out early and move to another hotel after 2.5 days there because it was so loud. Terrible customer service… Separate from that, the hotel is already showing its age. The private rooftop deck of my suite was not well maintained, the plants were dead and the cement was cracking. Honestly I would not recommend this hotel given how they handled things.

We went with a group of friends to celebrate my Birthday in May. I took a chance since it was just opened months before but so glad I did. The Hotel is located perfectly if you want be able walk to the best restaurants without being in the loud party area. Our rooms were specular with ocean views so convenient to the beach. The top floor unit is amazing to have your friends over for cocktails before dinner. They had a dj the day we checked in and a roof top party during our stay. Staff was very accommodating and did a great job keeping us hydrated, full and happy;) The breakfast that is included was exceptional and we ordered the Ceviche every day for lunch. The only thing I would suggest is adding more seating and umbrellas at the beach. Other than that 10/10 stay!

Beautiful accommodation but a party / rave hotel

First, I want to commend the exceptional wait staff, whose attentiveness and welcoming nature stood out. The food and drinks at the hotel/beach club were lovely, and the stunning architecture and interior design met my expectations as a designer myself. However, my overall experience was marred by management issues. Upon arrival, I was informed I had been “upgraded” to a beachfront room with a private pool, which turned out to be a downgrade—priced roughly £50 less per night than my original Master Suite booking. Moreover, UMI operates as a party hotel, which wasn't clearly communicated. My friend and I love to rave, but the noise level was excessive. On New Year’s Eve, the party stretched from 6 PM to 1 AM, followed by an afterparty from 5.30am to 3 PM the next day, leaving us with over 24 hours of no sleep. Despite multiple complaints to management, to Jorge the Director, the noise continued daily and nightly. The most distressing incident occurred when we returned after a night out to find the hotel locked, with no staff available. After two hours of trying to gain access, we had to gain access through another hotel but there was no follow-up from management beyond an apology. This incident caused us to miss a privately booked excursion and additional costs. Other issues included a flooded shower, no bathroom curtains despite the visibility, and no hairdryer which are basic amenities.
