"A lovely friendly welcome from Michael at reception. All the staff were great. The room was comfortable and had everything I needed. The fan was a definite bonus in the hot weather although the room stayed fairly shaded too. There was some traffic noise but it didn't disrupt my sleep at all (room 16). "The car GPS wasn't very good but I managed to use the directions on my phone. The rooms are across the road from the actual hotel. The food was really tasty especially the Full English breakfast which was inclusive. The Accessible room was very comfortable& the wet room was great, just what I needed. Definitely recommend this place."

"Very basic but even for the price the rooms were dusty. Cobwebs hanging off the walls. We had two nights due to a local wedding. Asked to move rooms because the mattress was terrible. Was told all the mattresses are the same and getting upgraded in the winter. Changed rooms, slightly better mattress. Even for a cheap night I'd expect no cobwebs / dust and a decent mattress. Won't go again."

"Such a lovely guest house, the interiors were absolutely beautiful. Our room was spacious and comfortable, featuring classic period furniture. The bed was very cosy. The bathroom was perfect. The shower was spacious with excellent water pressure. Tasty cooked breakfast. Location was great, about a 20 min walk in to York City Centre. Highly recommend."

"The staff were extremely helpful and the facilities were excellent. Charlie and his colleagues helped us out with a number of things and nothing was too much trouble. A greater choice of pillows would be good as we found the ones provided were not comfortable ."

"Was disappointed to find that there was no available gym in the hotel, even though it is advertised as such. The sofa bed in the room was broken, as was the air-conditioning. Staff attempted to fix it but didn’t make a difference. When we visited, there was a pile of mattresses sitting in the lobby. Surely there’s a better way to manage this. We shared our complaints with staff at the hotel but they showed little interest so I hope management will take note "
