Wonderful outlook from this small old hotel and absolutely lovely staff. Air conditioning in 2 rooms only - unbearable in 40 degree heat. Don't bother with the 10 Euro breakfast and access to the sea must be worked out through the restaurant which is another business.
It was the opening of the season, not crowded yet. Before making reservation I asked whether the beach (lounge chairs and umbrellas) were included in the stay. The agent of hotels.com said Yes - so I made the booking. When we arrived the hotel wanted to charge us extra for the use of the beach. Eventually they let us use the less expensive area but made us feel uncomfortable. Had I known it would be a problem I would have reserved somewhere else. The SeaView room was spacious but wifi did not work in the room, only in the lobby. Breakfast was not included. We liked the location but the main purpose for our stay was because we both like to swim and hang out by the water. So if the beach is not going to be included next time we will stay next door.

Convenient to Rome, less than an hours drive. The website showed a waterview room for 67Euros. On arrival,we were told the room shown on the website was priced at 110 Euros. We negotiated a rate of 90 Euros, and felt that was reasonable value, but were troubled by the initial apparent deception on price.
The locaton is amazing. The hotel has direct access to the sea. However, if you're looking for a beach it's best to go to the beach area to the east from the hotel, it's only 5 minutes away. The breakfast is very poor compared to what you normally expect at the hotel in Europe, no eggs or meat etc. So we bought some food in the local supermarket and customized our breakfast. Other guests saw that and forced hotel staff to give them some ham. If you have an option to get a room with a sea view, do that! It's totally worth it. Santa Marinella has only a few restaurants. The one in the hotel was kinda weird and expensive. There's a much better bar-restaurant right around the corner at the cross Via Aurelia and Via Antonio Gramsci
