Very central location, 30 min walk to Vatican, 15 min walk to Coliseum, less than 10 min walk to the Pantheon. Very basic rooms, decent beds, adequate bathroom. Breakfast was adequate. My room had a/c but some do not, had to ask for the remote for the a/c after 2 nights of going without it....room was cleaned and beds made 1 night out of 6. Located on a fairly noisy street so if you need the windows open to cool the room its difficult to sleep with the noise. Altogether our stay was pleasant and in line with the price we paid for the room I believe, all we needed was a place to shower and sleep and it is that.
Very nice reception and friendly staff. The room we got was very roomy, comfortable beds and clean. Breakfast was very good. Beware it's continental breakfast so don't expect northern European or North American breakfast, and then complain you didn't get it. :-) Lighting in the room could be a bit better (too dim and hard to see in the evenings), but not major. Don't be put off by the entrance to the building. Like any building in the area, the common areas don't look pretty. The actual B&B flat is great. Drawbacks were communication prior to arriving. We asked for a twin-bed double room, sent several emails in English but never got a response. Also sent an email asking there was availability for two extra nights and the same, no response. I finally arrange the extra nights by phone. But communication was hard since my Italian skills are limited and the host's English skills over the phone weren't good either. All in all, very recommendable, no-nonsense, greatly located place. It's off Campo di Fiori hence, not in the middle of the Campo madness at weekends.
The room was ok, not spotlessly clean but just about acceptable, and check in was slightly frustrating. The room was comfortable though and the AC worked well! Also the location is perfect being in the centre of Rome!
