We had a great stay in x3 rooms. It wasn't clear from Hotels.com that these are small apartments rather than hotel rooms so that was a nice surprise. The rooms were clean and quiet, wish the water had been a bit hotter but no major complaints and we would stay again if in the area
staff are nice and friendly. place/room need an upgrade, communication need improvement

Room is quite small for 4 people with luggages. However, it has everything we needed for a decent stay. Area is quiet. Restaurants, stores and transportation are just a few minutes walking distance. Overall, a good stay.

Property was clean and comfortable and a good size for 2 people. Good location to restaurants, stores and train stations.
Room has 2 small beds rather than 1 large one for a couple.

It was close to the train station so we were able to get around Kyoko. It was basically a small apartment and four people were comfortable here.

Not the most robust part of the city, but still walkable to some decent restaurants, and not too far from the main train station.

I really appreciated that the property was within walking distance of Kyoto Station and several other subway entrances. The bus stop right outside the hotel made transportation even more convenient. I would highly recommend this place to others—it offers an affordable rate and an excellent location close to everything.

We stayed at several hotels with our trip to Japan. Including in Osaka and Tokyo, this one in Kyoto was our favorite. It felt very homey and we were just overall comfortable.

Perfect for our family!
We are traveling spontaneously through Japan and this was a perfect place to stay for our little family with enough bead for everyone and a washing machine for our clothes. We loved the location also as it was close to stores, train and bus routes.
Thank you!

Clean area with mostly self service. Very quiet and easy to get around.
Very basic hotel bordering on a Homestay rather than a hotel. Room was comfortable and we appreciated the kitchenette and washing machine. Close to Kyoto station so transportation was great. The area was nice and quiet - in a neighborhood but many food options in the station and of course 7/11 nearby. Towel changing was a bit inconvenient if you woke up late and missed the 10 am cutoff. Overall, it was safe, clean and quiet but if you’re looking for more of a hotel feel this likely isn’t for you. I would stay again however.

I really like how quiet and clean the area, the room was very spacious, my only bad review is that it was somewhat hard to retrieve the key before checking in, it took a while but we were able to open it. I appreciate that we get to have our towels replaced each day. I wouldn't mind staying here again.

Nice, spacious room with great amenities. Very quiet. Unmanned, which we didn’t realise so made luggage storage difficult but it worked out fine in the end.

Bang for your buck
If you know Japanese hotel rooms, you know they are small. This hotel was not that. You get a little kitchen area to cook, also a washer for your clothes (dry your laundry in the shower area by using the dry fan and the hanging attachment). A couch with small table and a bed that was very comfortable, it also came with a small balcony/lanai to take in some fresh air. This place came in clutch, Kyoto was the last leg of our Vacay as we spent 15 days in Vietnam Able to knock out some laundry was huge. It almost felt liked we were living in Kyoto for the few days we were there. Made all of our breakfasts in the kitchen. Lawsons and other convenience stores, as well as Don Quiote all within 3 blocks walking. Kyoto station just about a 10 minute walk. Also the bus to/from Gion area if i recall, the 207/206 is 1 corner away from the hotel.
