Wonderful location and wonderful property. Will definitely stay here again if in Kyoto for more than 1 night. Only drawback is can’t check in before 4pm and have to check out by 10am which leaves little time to enjoy it if only staying 1 night.
Wonder property to stay at. Having spent the whole trip so far staying in big hotels, this was an absolute breath of fresh air. The setting next to the river is beautiful, and is still a 5 minute walk to the train station. The property itself is beautiful throughout and very well appointed. This was perfect for our family of 4.
Will definitely stay here again when we are back in Kyoto!
It was a traditional house, but renovated new all so we had comportable and great time in there. Manager speaks English very well and he is kind. Location was nice, we can feel cozy old Japan. I recommend here without hesitation!
The place is excellent. You can hear sound from downstairs to upstairs but that’s okay. Bed is comfortable, kitchen has all the items needed. Washer and dryer was very useful. We had plenty of towels. Looking forward to staying here again. Location was a perfectly close to train and shopping with a grocery and market on the otherwise of block. Drinking coffee overlooking the canal is very peaceful.
One suggestion would be to include usb charging plug-ins for travelers convenience.
This was an exceptional experience, we loved our stay. The location just 5 mins walk from the main part of Gion is perfect, and its position on the side of the river with the view of the big traditional gates from the window is amazing. There are so many dining options nearby, and it’s only a 5 min walk to the metro, so easy to get everywhere. The apartment itself is stunning, Japanese style but very modern and well looked after. It was perfect for 2 couples, with the western style bedroom upstairs, and Japanese futon style bedroom downstairs. We used the kitchen every morning, and the living room was a great place to relax in the afternoon - especially on the air conditioning! Note that there’s only one bathroom and toilet though. Our host, Ryosuke, was so lovely and took lots of time to tell us about the apartment and local area, then he emailed us with restaurant and tourist suggestions. Couldn't imagine a better place to stay in Kyoto - we will be back!
This is an incredible property. It's beautiful, backs onto the canal, and easy to get to Gion and other areas of Kyoto. Couldn't recommend it enough.

Overall, this was an ok stay. The biggest issue is value for money; at this price point, a much higher level of quality was expected.
Pros:
Quick communication via email.
Across from a small river, which is pretty. Clean, spacious, with a kitchen and washer/dryer.
Train station is 5 mins away.
Cons:
The pictures and price point convey a level of quality that is absent. (Some sites + Google list this as a 4 star property)
An absolute multitude of rules that you need to be very mindful of (some very reasonable, some seeming needlessly rigid accompanied by threats of extra charges) including strict check-in times only between 4 and 8pm, no luggages allowed into the house, checkout at 10. Not exactly vacation vibes.
No baggage storage permitted.
No robes or PJs, basic lower-end toiletries.
The shower is akin to a hose pipe with a shower head that does not stay in place on the wall, the toilet is a small room with a similar esthetic.
I note in previous reviews over the years, there are comments about integrating feedback about many of the same issues, which clearly still persist.
Advice: go over fine print meticulously before booking. For this price, there are many 4+5 star hotels or ryokans with a welcoming environment, better service and convenience to facilitate a relaxing stay in beautiful Kyoto.
