"The Penny Lane was an excellent place to stay if you are visiting Hampton Bays or surrounding area. Rooms are great. Bed was incredibly comfortable. Staff was excellent."

"Positives, Great location and a nice hotel, nice pool, steps to the beach with beach chairs and umbrella service right on the beach.with very helpful and friendly staff. Nice bathroom with a great shower, fluffy towels and good toiletries. On the downside, the room itself was tiny, no room to move around, no closet only a couple of hooks on the wall and a tiny mini refrigerator which was pretty much useles."

"Stayed for 2 nights in a studio , unit was so adorable updated comfortable had all the necessities you need, loved drip coffee maker not Keurig which tastes terrible,small frig no microwave, pool & beach access at ur feet , great location to town. No TV so bring iPad Wi-Fi for streaming. Will definitely stay again."

"The hotel and rooms are really nice. There is just no service. No one by the pool the bar is closed. They need more staff and then it would be great. Also, music by the pool would be nice. There was no vibe and a little boring. I went on the weekend and it should have full staff."

"This is our third time staying at the Southhampton Inn. The facilities (pool, beach shuttle, etc.) are great and the Staff is very friendly and helpful. It is a great location and with an easy walk into town. The only complaint was the room/hallway smelled slightly musty. I know it is difficult keeping everything dry at the beach so that is not uncommon. Overall had a great time and hope to stay there again soon."

"We loved the location—perfect for a relaxing getaway. The staff was excellent and really made the stay enjoyable. The rooms are decent, though on the smaller side, and noise carries quite a bit, so you can hear neighboring rooms. The beds were comfortable, but the flooring felt a bit cheap. One improvement would be adding fans in the bathrooms, as they tend to get quite humid. The outdoor furniture also looked pretty worn and could use some updating. Overall, it felt pricey for what you get, but...
