"We booked Holbeck Ghyll as a special treat after two days of walking in the Lake District and were genuinely looking forward to it. The reality was a serious disappointment. The room was in a poor state of repair: mould on the bathroom ceiling, rusted window frames, failing grout and sealant with black mould in the tile joints, and paint peeling throughout the bathroom. These are not superficial issues — they represent basic maintenance failures that should not exist in any hotel, let alone one...

"Room was on the roadside so no view and lower than the road so.o0eming the blinds meant people being able to see down into the room. Staff were friendly but their system for checking was odd, just a section at the end of the bar and online check in didn't work.so had to re do all the details. Breakfast system to order gluten free or vegetarian was to order at the bar not in the kitchen and then they brought it to you but you had to go back to the kitchen to get the rest of the meal. "Dirty bathroom, shower drain was blocked, no view, traffic noise, tired carpets and furniture, breakfast was poor quality. Definitely not a 4 star property. Avoid this place while in the Lake District."

"The stay at the cottage was good. It is positioned on a busy road but it quiets down later at night. There is a shop at the petrol station that has everything you will need for the stay and close to bus tops to take to Ambleside and Windermere. The beds are on the soft side but not uncomfortable. The kitchen is fully equipped but he had to buy paper kitchen towels, bin bags and dishwasher tablets. All in all, our stay was great. We would stay here again. "
