Nice experience of a classic Japanese house construction but with moderm bathroom and shower. Wood floor and tatami room, too. Great value with excellent customer service, people of the K's house were really kind to explain every detail of the accommodation. Will recommend this to any person that ask me about lodging in Kyoto.

Michi was so helpful at check-in by walking us to the villa and explaining a bit about the villa’s history and amenities. When we needed to forward our luggage, he was also the person that helped us by writing the information in Japanese to better assist the delivery person. The accommodation was perfect for our family of 4 adults. The only improvement we could recommend is that the seats sink a bit too much and needs to be repaired. Will recommend K’s Villa Matsumi-an to anyone that will listen.

Magnificent traditional accommodation in Kyoto

We stayed at Matsumi ann at K's villa for 4 nights with family of 6 including 2 young children aging 2 and 4 years old. Property is located in reasonably convenient location with convenience store 3 minutes walk and Kyoto station 15 minutes by walk. I couldn't fault the accommodation. It's exactly as described. There's laundry machine within the premises and 4 bicycles available and free to use. However, as there's shoji (paper base door and very thin glasses, cautions required if you are to stay here with young children. Also, as neighbourhood is quiet, you should be prepared to keep your stay as quiet as possible (wasn't the case for us). We were lucky to witness full cherry Blossom during our stay as cherry Blossomed late this year (we stayed 5-9 April 2024). Magnificent view from the second floor and bath tab. Staff, Mr Suzuki was very helpful and informative. Overall, we had fabulous time and would highly recommend this accommodation.

We loved k’s villa!

My 20 yr old daughter and I had a wonderful stay at K’s Villa. It felt like being home. The beautiful touches and attention to detail such as record player, coffee set up, kitchenware, decor etc surpassed our expectations. This is has been by far our favourite stay in Japan.

風情があって、アメニティも充実して満足でした。 閑静な住宅地にあって、音漏れを気にしなければならず、小さい子連れ家族には少し窮屈でしたが、教育の一環として好意的に考えます。 近くに食事処が少なくて、京都駅近辺まで捜し歩きましたが、これも、思い出としておきます。

素敵でした！

とても素敵なお宿でした。 古民家を自由に使えたので、本当に自分の家のような感覚でくつろげ、のんびりとした時間を過ごすことができました。 コーヒーミルが置いてあるのも、個人的にすごく嬉しかったです。 また、三十三間堂や清水寺が近いので、初日から無理せず京都を満喫できます。 こんなにいいお宿に泊まれて心から感謝しています。 ありがとうございました。
