"The overall condition is good, staff helpful, windows rattle badly keeping me awake and bathroom needs some TLC. Have stayed in a lot worse. For one night it did the job. Breakfast was good. 3 out of 5 overall. Mixer tap only deliver luke warm water so no way to have drink in the middle of the night , needs replacement.( room19)"

"Was incredibly clean the lodge was fantastic and great for families. The staff were approachable and friendly and the parking was good. We enjoyed the breakfast but the all you can eat the night before we found a little disappointing due to the price for the quality of food. "

"Lovely little B&B just a short walk to Leamington town centre. Room clean and comfortable. Facilites suitable for what I needed. Very friendly owner. Didn't make it for breakfast but sure that would be the same. Would highly recommend. Will visit again. Thank you 👍"

"Didn’t get any breakfast, never saw a menu. The staff were very friendly, but there was only two of them when I arrived full-blown Party even though I was on the top floor, I could still hear this bloody woman on the Mic. Room was very small and bathroom was very mouldy. The whole place was run down."

"It is a great hotel with good food choice in the Restaurant for both dinner and Breakfast. The staff are welcoming and helpful. The rooms are comfortable clean and have all you need. The Hotel also sits in some wonderful gardens and has Pool and Gym. I have stayed here many times and would always use the hotel when staying in the area. "
