"A lovely friendly welcome from Michael at reception. All the staff were great. The room was comfortable and had everything I needed. The fan was a definite bonus in the hot weather although the room stayed fairly shaded too. There was some traffic noise but it didn't disrupt my sleep at all (room 16). "Only one criticism I have is about the parking .There are only 2 parking spaces at the B&B this only came to my attention when I had booked and received the welcome email/text .i was lucky while I was staying I managed to get one for the 3 days .Other than its a great place to stay very clean and well maintained ."

"The room is clean but the carpet looks very old. And the room very dark as the lights are dull. Again no socket near the bed. A lot of noise in the morning at the ground floor just outside our bedroom."

"Views - large construction site outside. Room - mould in the bathroom on the ceiling, toilet did not flush properly. No lock on bathroom door. Duvet and pillows were of a very low quality. Breakfast - We went to breakfast early (6:30) which resulted in no staff present. Gluten free food was available on request but unable to do so. Fried breakfast was lukewarm. Coffee machine broken. Decided to try somewhere nice and was sadly letdown."

"Such a lovely guest house, the interiors were absolutely beautiful. Our room was spacious and comfortable, featuring classic period furniture. The bed was very cosy. The bathroom was perfect. The shower was spacious with excellent water pressure. Tasty cooked breakfast. Location was great, about a 20 min walk in to York City Centre. Highly recommend."

"Dated room , smelled of smoke , the bathroom door lock was broken . Noise from room next door from 3-4 am . Hotel doesn’t do food , we didn’t know we had to pay for parking that was another £15. We were only there from 9 pm till before 8 am the next day . Wouldn’t return "

"This was a great location. The staff were super helpful leadung up to check in. So easy for us to walk where we needed to. We got upgraded to the family room which turned out to be a bonus for when my partner gets up at stupid o'clock, it meant he didn't keep me awake. I would stay here again if i ever find myself in York again."
