The house and concept is great though there are a few things to note before booking. It's very spacious. Use of kitchen and laundry is a bonus. Well heated. The bathroom is accessed by going outside and you can see right through so make sure the curtains in the main house are closed if you are with friends or family (no privacy possible from bathroom side). This was ok for us as we were a couple. The bathroom does get very steamy so it's difficult to bathe properly and wash after shower. Also, the toilet is downstairs whilst bedrooms are all upstairs. And you have to walk through one of the bedrooms to get to the other. The bedroom is also open and you can look through to living room so not hugely private.
No double bed which is odd but one of the nights we went for the futons and that was perfect.
Location is so so. Not much around so keep that in mind. You also check in close to Kyoto station but have to make your own way to the house afterwards which is a real hassle especially if you have lots of bags and of course the added fees for that.
Service was great with the gentleman we dealt with. Had language problems with the lady and had to repeat several times until we gave up.
