"We initially checked into a room but as we opened the door it stank of stale smoke. We went straight to the reception and they switched our room with no fuss. Thankfully the second room was absolutely fine! Shared bathroom, which we knew upon booking, but there are actually lots of toilets and showers dotted around the property so if one is busy, it doesn’t take much to find the next one. Decent price for Brighton, and incredible views from the attic room! "

"Second time ive stayed here and its been a lovely experience, nice clean room and easy access to get in the property and close to the beach and shops, will definitely stay again."

"No problems in arriving at a late time (code to enter the hotel and key for the room were confirmed beforehand). Very good bed. Very calm hotel. Only 5-10 walking minutes to the train station of Horley."

"Liked takeout eating facilities, outdoor seating, good food in restaurant. Room very basic but ok for overnight pre Gatwick flight. Hotel minibus prompt and ready for our 2.30 a.m. airport trip (good price) and staff polite and helpful. Would stay again. Sue and Allen, Pagham"

"Nice friendly staff. Hotel decor dated in places but they are investing in renovation and I had one such room on the top floor. Walls a bit thin as could clearly hear a rather amorous couple next door - but that didn’t last too long!"

"Was there on business, took partner, paid for a sea view, but the ground floor flat next to front door didn’t have a sea view unless you put your head against the window on the ground floor next to public walking on the pathway. Was close to the sea and the town centre and pier, with lots to do in the area"

"Our room was slightly small but the bed was very comfortable and clean. The heated towel rail didn’t seem to be working, probably turned off with the heating so our towels didn’t dry well, although we could have asked for fresh ones, prefer to reuse. There was plenty of easy parking. The breakfast had a good choice of hot food. It was good to have a lounge room as we were staying along with two other couples so we were able to meet there."

"Smoky amazing B&B very boutique and fashionable. Couldn’t have asked for more. Bed was super comfy, shower was powerful & hot. Free parking across road all of stay, easy walk into town and bars, shops, beach etc. The chaps were lovely and so accommodating, I will be back. "
