The air conditioning in our room was not working, which made it extremely hot and uncomfortable, especially as there were no windows that could be opened for ventilation. The bar staff were also very unhelpful. They seemed reluctant to serve customers and repeatedly told us they had run out of ingredients for mocktails. The overall service felt poor and unwelcoming. "Well located for shops and both Exeter Main and St. Davids railway stations. My room was compact but well thought out and well equipped. It was great to have a light next to the bed which you could turn off/on easily and the shower was good. Breakfast was first class, beautifully served and coffee one of the best. I would have liked more savoury options for the breakfast but that is just a small preference. Host was really helpful and very welcoming. I would stay here again."

"Parking was easy in the square opposite. The room was lean and bed comfortable. Good shower. Could do with a bit of a refresh. Decor looked a bit tired particularly the bathroom flooring. Breakfast was a good choice and tasty. Friendly staff. Great value for money. Excellent location. Super quiet but walkable into the city. "
