"Dated furniture and decor. Room was comfortable and clean. Very quiet, you wouldn't think you were only yards from a main road. Ample car parking. Bus stop just outside main gate with plenty of buses into city centre. Breakfast was excellent. "

"Everything about my stay was spot on. Very smooth and easy check in, lovely quiet location and my single room was actually very generous in size and also very comfortable. The breakfast service the following morning was very calm and peaceful and the hot buffet was exactly how I like it. The staff are also very helpful. "I only write this review as there was no one on reception when I left at 7am. The shower head in room 26 needs replacing, or possibly fixing. It is an odd design which I’ve not seen before but water gushes out from all angles, making it difficult to have a shower whilst the bathroom ends up a watery mess. "Greeted by a pleasant stain member. Flat was clean. Secure parking is a plus. Things could be improved if they had the following, welcome pack giving WiFi details etc, better equipped kitchen I.e tea towel, bin and more crockery, bathroom could do with bath mat and bedroom could do with bedside cabinet with bedside lamp "

"So i irrived to a bed. Good start. Anne franks attick would be the ritz compared to this. Tv didn't work, heater didn't work, dispite me being advised to plug it in by the lady on reception. This turned out to not be a problem as she worked out how to put the heating on permanently for the next 2 day. Breakfast on the 1st morning wasn’t something id normally spend 7 quid on as it leaked oil from everywhere, i didn't have a 2nd Breakfast as the other guest sitting with his 4 pint cans of Stella...

"I didn't have breakfast. However, whilst the room was tidy the pillows were like concrete blocks. Also the bathroom had damp and fungus because they dont have an extractor fan. The room also are in need of decoration. I paid £89 and i wouldnt say it was worth £30. Disappointed. Whilst the lady on reception was polite and courteous i wont be staying there again. I work in Leeds a few times a year so i will put this on my 'do not use' list of properties."

"6 rooms booked all rooms were not habitable, only two rooms were actually used only because no hotels in Leeds were available. My other guests refused to stay. This is not a hotel at best it is a hostel or for asylum seekers. Owner refused to resolve my complaints and I have raised a dispute with my credit card company. "
