"Staff friendly and helpful on Check in , the rooms and bathrooms definitely need updating which didn’t include breakfast so was quite steep for one night . No air con so it was really hot in the rooms . It was a good location , no complaints there but I think the room fee was too much considering how much they need modernising ."

"Lovely property in the middle of the city centre - and yet very calm and quiet. Room was excellent, with AC and space and nicely, easily decorated, ample power sockets placed in the correct place. . Breakfast is easy - buffet style and menu for hot items.. All very good - will stay again ."

"The room is good and of a reasonably high standard. There are however two major challenges. The room was on the top floor which from the car park is three flights of stairs. A lot when you’re carrying several large bags and clothes for a wedding. The second big issue is the hall lights on a sensitive room sensor. There is no way to switch this off or lights off. "Cosy, clean and quiet. Spent a lovely night at Brooks' with a small fountain gently bubbling outside my window, in a well-kept and extremely comfortable room. The bathroom was clean and tidy too. Super-central. I didn't have breakfast but it looked great when I walked through as I left. All the pictures give a good indication of the guesthouse, and the staff were really chilled and helpful. "No windows, no light, no fresh air. The room was clean. But your front door opens onto a common area, where three German hipsters were making dinner in the kitchenette, playing pool and watching TV loudly all night. There’s no soundproofing, so be prepared for a roommates vibe. Digital check-in. Not a single staff member on site. I needed help with my room. I texted and called for four hours. "The property needs full revamp. Carpets were stained. The AC in our room was like a heater, had to open the window which gave us noise from outside. The people passing the corridor were too loud. I had an accessible toilet but instead of being safe, i almost tripped and fell. Bath chair was broken. Drains were blocked so water overflowed. Had an awful stay and wont be booking this again. Sorry."
