Very conveniently located less than 5 minute walk from Como Lago train station, ferry ticket booth, and Brunate funicular. Proprietor Stefano kept in close touch by WhatsApp as we made our way by train from MXP airport to Como Lago so he could meet us since there is no check-in desk. Stefano was very accommodating with regard to storing our luggage after checkout time the day we departed. He knows about local restaurants and sites, but I do wish he knew more about the unconventional ways of the Lake Como ferry system's ticketing process.
Rooms are on one section of a floor of an old-ish building, resembling more an AirBnB rather than a hotel. Our room was small by USA standards, but average size in Europe, though the bathroom was quite large with both a shower stall and a stand-alone full-size tub. Room and bathroom were very clean, but we needed to tell Stefano we wanted maid service for the following day otherwise the room and bathroom would not have been cleaned. There was a complimentary bottle of prosecco in the mini-fridge. One downside is you need to keep a ring of four keys in your possession to get into your room (one for building external door, one for building external door's auto open in case the regular door is stuck, one for the door opening onto the stairwell, one for your actual room).
Some sites on the internet call this place a Bed and Breakfast. It is not. There is no breakfast service available, though Stefano can suggest nearby places to get breakfast.
