"Property appears to have been recently made over, everything is new and fresh, extremely clean and although on the small side the rooms are perfect for overnight stays, comfortable bed and with more than enough tea/coffee supplies unlike a lot of places. The continental breakfast was excellent quality and plentiful. We could not fault the staff who were extremely friendly and helpful. Overall excellent value for money and we will definitely go back"

"From the first welcome to the final farewell, it was a joy to stay there. Substantive breakfasts, pet friendly, old manor house setting with great views. Good choice of relatively local (less than 10 miles) public houses for evening fare. Already hoping to get back there when next visiting the Lakes, which start only six miles north."

"We have enjoyed a fantastic 2 night stay, the location was spot on only 2 minutes to Lake Windermere and the ferry landing point. Colin is the perfect host, very attentive, knowledgeable of the area and looked after us well. Breakfast was a lovely; full English in a cosy setting. The room was fine with all amenities. It was our birthdays whilst there and Colin decorated the room, these touches are most appreciated. Definitely recommend 10/10"

Lisa was extremely helpful and having the option to be taken and brought back from nearby restaurants was an added touch, as well as the electric charging points"

"We had a wonderful stay in June in the woodlands chalet which featured a big hot tub and a huge comfy bed. The chalet was clean and modern, with all the essentials you could want provided such as tea, milk, biscuits and dishwashing liquid. The staff were all wonderful. We found our private courtyard with the hot tub was hot upon arrival and a great afternoon suntrap. It's just a 10 minute walk to local restaurants, cafes, cute shops, a bakery, a fantastic deli and some pubs. There is a train...

"Front Reception was excellent! From that point on everything went down hill. A very run down room with a dirty window looking over the car park. Threadbare carpet and frayed edges of the mattress hanging down. Dated decor and a less than pristine bathroom with a disgusting non slip mat! Really! Loud music played in the breakfast room. "Throughly enjoyed our stay as a family with our dog! Staff were super friendly and so helpful and inviting. The location is great with a beautiful view of the lake. We ate in the restaurant for dinner and would definitely recommend and the breakfast was really tasty. Beds really comfortable and clean! Room has everything you need. Will be back for sure!"
