Not very clean, nobody on site for help if you need it, not the best location (a bit off the beaten path and a bit dark/secluded at night so you might not want to walk alone). Future visitors should be aware that if you arrive on Sunday (when via dell'Indipendenza is closed) your taxi cannot deposit you at Vicolo degli Ariosti. "The apartment is really nice. Just missing like a vending machine, there is nothing around in case you need water or a drink. Also missing hair dryer. The beds were super comfortable and everything clean."
