What an amazing stay. From the moment we showed up, Andrea went out of her way to make us feel comfortable and she was friendly and extremely helpful as it was our first stay at the inn. The other staff were also very friendly and helpful and we will be back for sure for another stay in the future. We stayed in room 3 and the room was very cozy, clean and love the ocean view! Can’t wait to come back!

Lovely hotel in a very central location next to the Newport Pier, with many good restaurants, bars, cafes around. The hotel was perfectly clean, very charming, and had a fabulous view from the 2 terraces. The Staff was always lovely and very helpful. If you are a light sleeper and like to sleep in late you may find it a bit hard to sleep later in the morning as guests start having breakfast in the terrace which is adjacent to most rooms. The breakfast is very good and included with your stay, by the way!

Anthony the front manager was absolutely incredible. Hospitable and gave a nice introduction to the space. That's what really sets the tone. The property is around over 100 years old and every room I saw was absolutely lovely. Huge beds, big Victorian era style furnishings and unique floors. I had an incredible time here and the local restaurant staff were very very hospitable. Diversity friendly, young woman approved (but keep an eye out if at night as always), and just really great environment. Breakfast was nice with simple options over a beautiful scenic view. The way the sun rose over that building was lovely. The morning was simply gorgeous.

An old 1881 fisherman apt building transformed to a b&b. It was quite a unique experience and in a great location. Great rooftop where we took a bottle of wine and enjoyed sunset or watching all the action at the beach and boardwalk. I would not hesitate to stay again. Staff was friendly and helpful.

Fantastic staff. Very unique rooms. Only 11 rooms, so it’s a cozy, friendly atmosphere. Well appointed with each room having a different theme. Free continental breakfast. Great location on Balboa Peninsula in the heart of beach shopping and activities. Roof sunbathing with beautiful views of the Newport Pier and beach.

This hotel is magical. The rooms are wonderfully decorated. Shopping and multiple food choices all within a block. Cross the parking lot and you are at the sea wall and sand. The staff is wonderful and responsive. I have stayed before and will stay again.

Room 3 is a disaster. First the TV didn't work and no one on the property could get it to do so. Secondly, there were delivery trucks at 7 AM outside the window. The desk staff on Saturday were RUDE as hell. Third, Saturday night was busy. I get it. The valet was right outside my window and was louder than the people walking around. He was so busy carrying on with some person, not an employee.. So I asked the front desk if they could say something. They lied and said they did. Nothing changed. I asked AGAIN. This time they did BUT the valet and 3 of his pals started to harass me. I pulled out my phone which only served to enrage the 3 men. AGAIN I asked the front desk to do something and they got nasty with me! For the amount of money I paid it was a WASTE. I would NEVER go back there again AND I DON"T THINK ANY ONE ELSE SHOULD EITHER. Especially if you are not caucasian

This hotel is Victorian style and does not have any modern décor. There are only about ten rooms on property and each room is uniquely decorated. It is right near the pier and bars and restaurants. You can hear quite a bit from the window, so don't expect a quiet evening when the bars are right outside. The parking is free and convenient. The customer service is phenomenal. I highly suggest eating on the rooftop. My husband and I ordered pizza and ate on the rooftop and stared at the ocean. Overall a wonderful experience and we will absolutely be back and hope to try a different room.

Quick weekend getaway for 2
This will forever be my favorite place to stay in Newport Beach. Why? - each room is unique and so cool. We stayed in the bellagio room and it was amazing. It had a spa tub! (Not all do so make sure to check your room type first) - free parking! - Lauren the front desk goddess - love her. She’s amazing - free breakfast. There was fruit, chia seed pudding, bagels, muffins, cereal, yogurt coffee and orange juice. - location - you can walk to everything. I suggest a martini at 21 oceanfront , a beach stroll , a whale watching tour , and chowder at fly n fish. Can’t wait to stay here again.

This is a very nice hotel, right on the beach. Personnel is very friendly and helpful. The room (#6) was comfortable and quiet. Free parking is a plus. We will stay here again next time we are in Newport Beach.
