"We arrived at 11:30 am which is too early to check in. However, we were able to get our room at that time. Unfortunately, the room had not been cleaned properly especially the bathroom which was gross. Staff was very responsive and offered to change the room or clean it again. As we had already unpacked (done before discovering the bathroom issue) we opted to keep the room. We were comped all breakfasts and parking for the duration of our stay (10 days). Hotel staff was great during our stay."

"I stay at the Royal Kona Resort every time I visit the Big Island. It is a throwback to the 1970s but that is why I love it so much. My favorite features: waterfalls and Koi gardens and tiki statues by the front entrance as well as the spectacular views from Don the Beachcomber bar and restaurant while listening to spectacular live music."

"Very nice, centrally located facility.Most, "down town", touristy things,are easily in walking distance. Staff are excellent.Rooms are nice and clean.Fitness room is small,but functional.On site laundry consists of two washers and two dryers.Breakfast area is very nice,and in 6 days,we never repeated a menu, different everyday."

"The room was beautiful & the location was perfect. The only negative thing was the fact that the tv screen stopped working on our second day - was really looking forward to watching movies at the end of our days. Other than that, great basic room with a beautiful view. "

"In the heart of downtown, lots of restaurants and shops. Right on the beach. Room had everything needed for cooking, AC worked very well"

"The balcony overlooked the lovely pool area and had comfortable seating to relax. The room was a good size and had great tv/living room seating as well as a table for meals. The kitchen, though tiny, was well equipped and worked easily for the two of us. The bathroom was a bit of a squeeze but also was sufficient for our needs. Probably the very best feature was the location - it was a very short walk to many stores, restaurants and the waterfront. The beach near the pier looked wonderful - we just discovered it too late. We had a couple of small issues in the room but the host resolved them very promptly following an email. We were very impressed. Parking was a bit of a challenge but we always found options even if we had to walk a bit. The room could use a mattress upgrade. Overall, we're likely to book here again."

"Clean Had all the beach stuff: chairs, coolers, umbrella Sharp knives in the kitchen (never find this in a vacation rental) Location is choice. It’s not quiet (road noise, people’s music driving by, soccer pitch next door) given its location right downtown but it’s steps to great dining and farmers market Any location this close to ocean is going to quickly show effects of salt air and that is to be expected. If you’re looking for modern luxury, this isn’t it. If you’re looking for authentic local Kona, this is is it. 10/10 would love to stay here again. "

"Would never go back. This place had no A/C so it was way too hot inside even with the fans. If you park after 8pm it’s a block walk around the building just to get in due to door to the parking lot being locked up. Was never told about the construction going on upstairs that started at 8am. They were tearing up the flooring and it was so loud we couldn’t even talk to each other. Will say the view was great and it was close to everything. But the heat and loud construction made our stay miserable. Don’t book this place unless you are used to living in a house that is over 80 degrees "
