"Great location. You wouldn't even know it's in the top floor of a mall. Hotel has a private entrance to the street once you check in which was very convenient. Staff was very freindly, rooms were clean, and the place was very quiet. Great walking location for anywhere in Edinburgh. We never even need a car. Coffee and croissants in the lobby were perfect for on the go. I would recommend this hotel to anyone planning an extended stiay in Scotland. "

"This is the 3rd time we have stayed at No 11 and have eaten as well here on a few separate occasions. Staff are exceptional and always cheery and welcoming. We did not eat in the restaurant on this occadion but when we have the food and service has always been what you would expect of a top class boutique hotel. On this occasion we were in room 14, a junior suite and it was superb value for money. Some nice touches thrown in to welcome you for your stay with water in the fridge, 2 tunnocks tea...

"Where to start. I did not eat in the hotel so can't comment on the food. While I had few interactions with the staff those I did have where wonderful. I love the room I had. Large comfortable bed, TV, WiFI, a desk and chair, a small seat under the window, and an interesting view out the small window. The bathroom was lovely. Clearly refurbished at some point with more modern appointments but still seemed to fit with the feel of the room. The water was hot, with a good flow, and loo was...

"Second time staying here so that should say something. Great location, near ESF, John Lewis (love that store) plenty of restaurants, Old and New Town, Bus Terminal and Edinburgh Waverly. Great spread for breakfast, staff helpful, beds and room clean. Good prices. This is an older hotel so some amenities it doesn’t have are a room fridge or safe but the staff accommodates if you need food stored for an early tour etc. It really could use new carpets but all in all I feel safe and comfortable...
