"Lovely room, friendly staff, fabulous breakfast and great location "

"Have stayed in 4 hotels and B&B’s in Eastbourne and this is by far and away the best one I’ve stayed in. Victorian features, stain glass windows combined with a modern style. Breakfast choices were eggcelent with proper sausages and bacon, the “house” scrambled eggs was delicious. The staff were very friendly and helpful. Parking was a bonus as that area of Eastbourne can be tricky to find spaces to park at night. Would definitely stay at The New England again."

"Location is perfect for the beach and walking distance to restaurants. Parking is horendous. The lift didn't work when we visited, which was not ideal for 4 people with health and mobility issues, we were on the 2nd floor. The staires are quite rickety and winding. There wasn't air conditioning, but they did provide a fan. Our toilet seat was broken, we did report it, but was told it was a bank holiday weekend so nothing could be done. No cleaning service, no sitcom (it was hooottt), no elevator, no service. Staff quite rude. We asked why there was no room no room cleaning. The lady said „our fault“ as we did not put out a sign. "First room was unusable due to extreme noise all night, and I only got moved the next day after reporting it. The first night was therefore effectively lost and no refund was given. Also concerning: the hotel took full credit card details, including the security code (CVV), and wrote them down on a piece of paper, which is unsafe practice. "We knowingly booked a small room. The room itself was clean and decent enough. It was an extremely hot day so could have done with A/C or at least a better fan than that provided. The bathroom was too tiny to be practical. There was no shelf in the tiny shower and there was not enough room to bend down and pick shower gel off the floor. Overall the price was very reasonable so we were not expecting the world. Staff were friendly, the room was clean, and the bed was comfortable."

"Dirty, tired and not fit for purpose. ‘Deluxe family room’ windows without locks and open when arrived - huge falls risk. One broken window taped up. Dirty walls, dirty shower and bathroom, toe nail clippings on bedroom floor. Towels on every bed but 2 with stains. Floors uneven and creak. No chain on door. "The hotel was clean and comfortable. On arrival, I was made to feel welcome and the hotel policies explained in a friendly manner including the WiFi password. The room was cleaned during my stay and there were complimentary amenities left in reception for guests outside of normal hours . This was a nice touch to be able to get extra milk for coffee late at night. Lovely friendly staff ,and great security . The location of the property is excellent. I would return again ."

"Lift not working, stairs dirty and stairwell smelly, Bath overflow and shower glass plastic fitting dire. Bathroom fan didn't work Photos on Expedia and hotel web site not current, show hotel many years ago. Wood rotting around bedroom window frames at bottom, false balcony rusted. Front entrance had cigarette butt's beer cans and bottles littering it. Very upsetting"
