"This hotel is in an incredible location directly across from the church where St. Francis is entombed. To get to it you have to drive through the pedestrian only cobblestone street so a small car is advised. Also, you need to arrange parking if you are driving to it. We did not arrange parking but the clerk (Jean Luke if I remember correctly) went above and beyond to accommodate our vehicle. "The location and resort is absolutely breathtaking! However our experience was not. When we arrived we were told the restaurant was closed for dinner and later found out the chef left and they were closing the restaurant for the rest of the year. We booked this location as our first stop in Italy after traveling from the USA to fight off jet lag and specifically picked this place for an agritourismo experience. "Our room was large and the bed was very comfortable. The bathroom was quite small and needed more shelving to make it usable. The mirror was placed too high above the sink for the average woman to see herself. I was surprised that for a B&B there were no charming toiletries packaged together. There was no box of tissues anywhere to be found and no full length mirror to check one’s appearance. Very basic."

"The room was clean. I felt the shower was tight. It was extremely hot in the room despite the “air conditioning “, which seemed to do nothing. We opened the window to try and cool it off, but there was so much traffic noise. Our understanding was that there was no traffic aloud in the historic area, but that was not the case. For the price we paid and the lack of sleep I would not book this place again."
