Time to change up the lampshades in the rooms, It would elevate the perception of quality.
Maybe plunge the sink drains regularly, tighten up the grab bars in the bath..."

"The location is unique and the hotel is a refined and updated classic. I've been coming here for about 25 years off and on and still love this hotel. My only disappointment this last visit is that I asked for a room with a view. Since it's summer and I was on a lower floor, the only "view" was of the trees across the street. If a great view is important to you, perhaps make the reservations in person, not online. "
