"Rooms are tiny, with no place to place anything down. The walls are paper thin and you can hear everything, even across the hallway. Good location though."

"We stayed in one of the suites for a few days. The staffs were very helpful and friendly. Rooms are clean, but the building, walls, doors, windows and carpet need some upgrades. The hotel is in a great location where you can walk safely to parks, stores and restaurants. The free breakfast and wines hour were great."

"Stayed in the room with detached bathroom because I didn’t read the description closely enough. The room itself was tiny and had no exterior windows. (I hit my knee pretty hard on the bed frame and my partner hit his head on the tv trying to get around the bed). It was musty/muggy and hard to ventilate in the room and the bathroom. "Such a clean and charming bed and breakfast with so much character. The shared spaces are welcoming. The breakfast was fantastic each and every day! The staff is exceptionally helpful and kind. The neighborhood is safe with a lot of food options and corner stores nearby. If you drive here, parking is challenging but not impossible I look forward to staying here again in the future."

"We stayed because of close proximity to presidio surgical center. Property is nice. Room is nice but a little bit unkept. The ac/heater very very loud. They serve complimentary tea and coffee. I was disappointed not to have some authentic tea rather than the usual teas found in hotels. Love that they have some parking right at the hotel."

"Other than the block it’s on is the sketchiest one in San Francisco. if you need a no-frills, just a room to sleep and a place to stash your bags. This is the best joint 100 yards to the Bart station to/from the airport is perfect."

"No carafe in the guest rooms. So, bring your own water bottle for refill. Refill stations only on 2 floors. No coffee or tea in rooms. Parking is best at the Japan Center. Pay more and park at the hotel but don't forget to book the parking at the time of reservation to avoid full lot on the day of arrival."

"We thoroughly enjoyed our stay at the San Francisco Proper Hotel. Our room was modern and spotless, we particularly loved the very comfortable bed and minimal street noise. The hotel is just two blocks from the Orpheum Theater and about 4 blocks from the Powell street cable car terminal. We will definitely stay at the SF Proper Hotel again. First, we were not aware that we would have to pay for parking which was about $35 for the night, and the closest parking garage was a six minute walk from the hotel.
