No wi-fi at all could not no use it wasn't working wich was really annoying. We try to sign in many time and didn't work. The room was smaller than we saw on the website. Very hard to find the place. Sorry about that . Thank you

The room and the location was absolutely spot on clean, tidy and modern, I had 2 complaints made against me for noise that wasn't coming from our room 1st night I got woken by the call at 00.24 & the second night we wasn't even in our room we was out having a meal so just be mindful that any form of noise gets reported even when your not there!

Access worked well via code communicated via email. Room was very clean and well appointed. Bed and bedding was very comfortable. Small bathroom with nice rainfall shower. Location was ideal sitting at the bottom of Steep Hill between shops and historic Lincoln (castle/cathedral).

Lovely place, lovely bedding, clean, modern. Check out is at 10 whicn personally i think is too early it should be 11 and then to get a knock at the door at 9.40 and then just walk in and say u need to be out by 10 wow and no batteries in telly remote and when messaged just said ok thanks for letting us know.

I actually love this place but everytime we stay the body wash is either very low or empty… please can you fix it?? I really like this facility otherwise and intend to stay over again, if this matter is fixed. On average I book 4 rooms a month. Thank you!

The location was excellent, right in the city centre, with car parking less than a minute's walk away - I arrived in the early evening so finding a space wasn't a problem. The suite itself was ideal, with a separate living/dining area. The furnishings all appeared quite new and in good condition, and the level of comfort was good. Overall, the room was very good, and represented value for money. If I were being picky, there were a couple of minor issues that should have been sorted by the decorators (a poor joint between bedroom and bathroom flooring, paint smudge on the shower door frame...) and the bathroom sink was very small, which I could imagine being a problem for some people. Overall, the room was very good, I'd have no reservations about staying again in terms of quality, comfort or cleanliness. One minor problem was that the "click here" link in the self check in email I received didn't work. I only realised when I arrived (I should have checked sooner!), but a phone call to the number provided was answered quickly and within a minute or so on the phone, I was able to access the property and my room.

Site is unmanned so an email is sent just in advance of check-in. Email duly arrived, but the hyperlink for the site access code and room number was missing. Phoned the number given, confirmed my details to the lady who answered, then she asserted I hadn't paid -- promptly sent a link to an invoice headed Experia! Managed to resolve and gained access. At best, just not very good at handling customer data. At worst, deliberate malpractice. Won't be back, cannot trust them.

The room was very noisy - music being played upstairs until 11.30 and people talking until 4am. The entry system is poor and often doesn’t work so people end up banging on the windows to ask to be let in. Very lacking in essential items for example no washing up bowl, only one toilet roll, no washing up liquid etc. There were some dubious people staying here who seemed to have local visitors and one person was heard to loudly abuse the poor cleaner when asked to vacate at the appropriate time. I know the owners can’t control guests but as this was noted in a previous review and visitors appeared local, this suggests a repeated issue. We left early and informed the owner who failed to even apologise for the experience.

Easy parking on NCP car park behind the property. Convenient location, comfortable bed and good facilities in room. Quiet location. Had some issues getting my entry code, the links in the email didn’t work so I had to ring up. The customer service person helped me but couldn’t get the email to resend and he just had to tell me the room number and check in code. These worked perfectly when I arrived and there were no issues. Kettle, tea, coffee, milk portions and biscuits provided, fridge was clean. Microwave worked fine, I made a porridge sachet with milk I brought myself. Could do with providing a tea towel to dry dishes after use. There were no teaspoons. Sliding bathroom door got stuck and I was trapped in there for 10 minutes till I could wiggle a big enough gap to get my fingers in to slightly lift and change the angle so it would open- needs attention. Despite minor niggles I would stay there again (it’s my 2nd visit) as the price and location are good and it was a comfortable room.

Difficult to find and very problematic checking in. Digital check in never opened for me. The only way I was able to get into my room was that I was let in by a management person. I didn’t leave for dinner because I was afraid I’d be locked out. I wanted to drop my luggage around noon so I could see the sites without suitcase in tow but since there is no on site staff and no check in until 4 that was not possible. Please come up with a solution for travelers who need to store luggage.

The room had everything I needed, microwave, fridge, lovely pillows, nice towels and warm bedding. There was a misunderstanding with housekeeping but the property manager was very understanding when I reached out. The heating was lovely and worked fast to warm the room. The bathroom is very modern and the shower facility is very nice. I found everything very clean when I arrived. WiFi worked well with no issues. Parking (paid) almost on the doorstep. I enjoyed my stay and the central location was perfect for me. My downsides are: The location of the property being in the centre of Lincoln means that at evening times there are some very noisy people on the street, and I found the windows are fairly thin and it sounds very loud in your room. This can’t be helped but that might bother some people who are light sleepers. I read on other reviews that previous guests had a similar issue to me regarding check in, the link was not accessible for me to be able to view the door passcode so I rang the property manager, who promptly gave me the correct information, so an easy fix however going forward I think the method of delivering codes needs to be looked at.

Mixed experience overall. The stay got off to a frustrating start as I wasn’t sent proper check-in details or a working link. I had to call five times before getting through, with long waits and disconnections. Even then, they kept sending the same non-working link until they finally gave me the code over the phone. The location is great, right in Lincoln city centre, with parking a one-minute walk away (£12 for 24 hours) and plenty of food options nearby. First impressions were good, with a clean entrance and a comfortable room. The bed was very comfortable, with clean sheets and fluffy pillows, and the bathroom was also clean. However, there were issues. Under the bed was dirty with a build-up of dust, and there were stains on the bed runner. The walls are very thin, so noise from other guests travels easily, especially late at night. Major concern: I accidentally left my sandals behind and contacted the property immediately. I was told to email, which I did, but I’ve had no response. Given how quickly rooms are cleaned, it’s difficult to understand how they could not have been found. The lack of response is extremely concerning and raises serious doubts about whether lost items are handled honestly. I would strongly advise not leaving anything behind.
