"From the moment I arrived, Miss Ten was so friendly and accommodating. The room was clean, quiet and air conditioned. The shower was enclosed, which was a first for me in Vietnam. Water prices from the mini bar were good and she invited me for lunch with her and her family, which I had to decline, but it was a lovely offer. The location is excellent. There are bicycles you can take for a ride around the area. Would definitely recommend staying here if you’re visiting Hoi An. "

"The location is excellent - only 10 minutes walk from the old town but far enough that you are not in the middle of the hustle and bustle. There are lots of very good dining options within a few minutes walk and also several mini marts if you need groceries or breakfast supplies. The kitchen is well equipped and the combination washer/dryer works well and is much appreciated. There is no reception but the staff is easily and quickly reached by WhatsApp. Only slight downside is a bit of noise as...

"The proprty was lovely, and allowed us to walk easily into old town and the market. The team at the upstairs bar made us fun drinks when we came bac, and we had some little nibbles to go with them. "

"Room is pretty run down. Foul smell in the bathroom, room has strong musky smell. Hand wash, bath gel and shampoo smelt really bad. Do not understand how they didn’t realise it. Breakfast was basic with lots of variety of fruits. Only went once out of 3 mornings. Positive : Location is good, right infront of the night market and many good restaurants nearby (5-10 mins walk). "Amazing property. Vincent and his family that run it are very helpful. He contacted us on what's app a few days before and got us very well priced transit from the airport. He has lots of recommendations for the area. They do laundry on site, the property is clean and well cared for and they are always there for anything you need. A short walk to all the attractions.
