"You cannot beat the location, the hotel is literally steps away from San Marco square. My only problem was to find the place, there is no "hotel" sign, the sign actually says "312 Exclusive rooms" and is not on the square, but on a little side street. There is no lobby per se and you have to ring the bell to be buzzed in. Afterwards, your room card also lets you in the front door. I personally loved the quietness and privacy of the place. The staff was friendly and helpful, the room immaculate....

"This was a perfect location. We had a beautiful room with a view of a canal, walking distance to all the main attractions, but off the beaten path just slightly great restaurants and shopping nearby and the hotel itself the staff was outstanding. Very friendly, breakfast was wonderful in the morning, staff gave us directions to different things really can’t say enough about this hotel. It was just recently renovated so the accommodations are finished so beautifully."

"My second stay here, I will stay here on each visit to Venice. Amazing location, very short walk to San Marco and not much further to the water taxi for the airport. Vito is an excellent member of staff but all are equally wonderful, friendly, helpful. Delicious treats and amazing toiletries in rooms on arrival, including toothbrush and shaving kit! Love this place!"

"The property is in an excellent location, just behind the piazza and easily accessible from the boat bus. It’s nestled in one of those charming Italian narrow alleyways, surrounded by bars, restaurants, and plenty of places to explore. "We had a lovely stay here. The location is great, accessible by water taxi or on foot. We could easily walk to San Marco Square and Rialtto bridge. Some great restaurants right around this hotel. Breakfast wasn’t that great though unless you’re just getting pastries. The eggs and bacon weren’t appetizing. There also are no hooks in the bathroom and our shower didn’t have a door so there was nothing to hang towels or robes from. I feel like that’s an easy upgrade the hotel can make. They do have...
