So I had 3 guests and I booked the suite with 3 beds. There was only 1 room left so I booked it as quick as possible. The standard selection was 2 guests so I thought no biggie even though I'm paying for 3 beds it shouldn't matter. To my surprise they made me pay $100 euro extra for that one guest which wasn't added to the Rez even though it's not like im forcing people, I still paid for those 3 beds. Seriously.... and on top of that they charge a $40 state tax cash separetely.

Lovely apartment, well decorated and in a cute courtyard. Check in is in a building down the road but then the lady who checked us in walked us to the property, pointing out on the way nearby shops, ATMs and landmarks. So close to Trevi fountain and Spanish steps. Everywhere is easily walkable from here, we walked to coleseum and to Vatican City. Good recommendations for restaurants in the information pack. Some traffic noise as expected in a city centre but nothing that stopped us sleeping. Overall had a brilliant stay!

We enjoy our stay, nice location, 10min walking to spanish stairs. Apartment was nicely decorated and well furniture to accommodate a family 5 without feeling cramped. Nice area will highly recommend

Excellent location! Very closed to Spanish Step. Closed to shopping, grocery stores and all restaurants. This is apartment which is not the hotel I expected from the photo on Expedia. Not on the top of a building. Instead the apartment is in a old small building. The Rooms are quit nice. Clean and neat at the beginning. It easily got mess after few days as there was no cleaning. Sofa bed was very uncomfortable and making noise every time turning body. A lot of TV channels if you understand Italian. No Youtube which was surprised me as TV has no internet connection. You need to stay on the certain spot to have stable internet connection. Love coffee pot. Great place if stay for few days. I still give 5 stars as the location is so great! Highly recommended.

10 year old approves
We were in the apartment at 70. We loved it. My son kept saying he loved the place and wants to stay again when we return. The apartment was complete with dishes and cookware. Coffee, tea and sugar was included. The touch that was much appreciated was the fresh fruit that was provided. Very close to McDonald’s…it closes late. Would definitely stay again but be weary that there are stairs and it’s not suitable for elderly people and young children. The shower door is tricky but it’s needed given the space.

This place is nothing like the pictures. The building is a dump: old and dirty with a horrible elevator from the 40s. Dark, dingy, shady. Room was just ok, but mattress and pillow were very poor quality. Good location but noisy atop a restaurant.

I had some issues with a late check in but this was resolved with aid of Expedia. We were in an annex and saw little of staff but who we did see were friendly and helpful. What was annoying was Building work starting in the building early in the morning with noise of hammering and drilling waking us up

The area was in a good location, near Trevi fountain and Spanish steps. We rented a 2 bedroom what we thought was on property site, however it was not. It was about 2 blocks down. 2 of of the 5 days we stayed we didnt have hot water. We called the front desk no answer the first time, we had to walk down to the check in location ring the bell until finally someone answered. The 2nd time it happened again we called for over 45 minutes and finally got someone to answer. The receptionist said they would send someone over. We also asked for new linen and toilet paper and we were told that if we wanted that it would be an additional fee on top of the cleaning service we already paid. So no clean towels or beds made, trash never got thrown out ( it over flowed) for our entire stay. I would not recommend this rental unit. It was over priced for the service we got.

We loved our stay at Tritone Top House. The neighborhood was busy (like most of Rome) but seems safe and friendly. You did have to checkin at one location and walk to the apartment the staff was friendly and helped us over the first time. We noticed our hot water wasn’t working and the staff was super responsive, sending someone immediately at 6:30pm at night. We would surly stay again!

Great place to stay and walkable to everything like shopping restaurants Trevi fountain and Spanish steps. Taxi stands are close and walkable to othe attractions in Rome! Loved our stay!

We loved the location of this apartment and felt it fit our family well. We arrived late in the evening, and although they don’t have a 24/7 reception, staff stayed on late to check us in when we arrived. Thank you Suella! The photos in the listing differed from the apartment we were given, so it was unexpected, but still sufficient for what we needed. Pull out bed has a thin mattress so expect a rough sleep (that’s where the kids slept). Bathroom was only filled with one roll of toilet paper so we had to go to the market and buy more since reception was closed. But it’s affordable at least. And there were lots of mosquitos in the apartment unfortunately, so the kids got bit up all night. Bring bug spray! Otherwise it was a nice stay as we spent very little time in the apartment anyway. Great location near Spanish steps, Trevi fountain, the crypts, and the metro station.

The location of this property was wonderful very central and easy to get everywhere. The room was clean, and the attendant at the check in was very kind and helpful and offered us suggestions if we wanted. Unfortunately the hot water boiler system wasn’t plugged in so for the first day we didn’t have any hot water until we noticed, once we plugged it in we had hot water but it only lasts for a 5 minute shower so we really had to plan who was showering when.

Great location. Doors were a little difficult to use inside the apartment. Other than that, we loved our stay. Great location and great air conditioning. Wi-Fi was good. The lift was sketchy (but in a good way!) Old time lift was kind of fun to use.

The property is in a fantastic location within walking distance to many major monuments. However our room was not as nice as the photos depicted. Beware of a late check in fee (we arrived after 9pm) which was not disclosed until right before check in.

I was skeptical based on previous reviews, but the property was perfect for the 4 of us (2 adults and 2 teens). We were booked in a Junior Suite, which is run as a sister property to Tritone Top Hotel. The location was perfect - near the Spanish Steps. The room was spacious and clean. The rooftop terrace was enjoyable as a place to relax in between sightseeing. We used their airport transfer service too. We very much enjoyed our stay and would stay again.

Great property and staff. We were greeted by a very friendly team member who hello due get checked in and situated. They have rooms outside of the main building. So, we had to walk about a block to our location. We were pleased to have a spacious, airy and comfortable location. There was a lovely fruit basket and some water waiting for us. That was great touch. Only cons for the family was the bathroom was upstairs in the loft and the TV did not have options other than local cable. Overall though it was well worth it. It's very close to the Spanish steps and we walked to all the major sites.

Make sure you read all the reviews
First the address listed for check in not where you check in. The apartment’s bathroom needs to be completely redone. There was mold on the ceiling and in the shower. The shower has been damaged and a patch job was done on the it. The stairway leading out of the apartment is not well let. Both my husband and I almost fell. I will say that the living room was nice and there are large windows in the apartment for good airflow. But not sure if we would stay here again.

Staying in an apartment 800years old was very interesting. Nice place and courtyard. Enjoyed everything about it, staff was very nice and helpful. Only issue was not being able to leave bags till 11 am our flight came in early that day.

It's a great property in a great location. The only thing that was an annoyance is trying to communicate with the host. They won't give you a number to reach them at. They want you to message them through your booking agency, in this case is Expedia. For any emergencies you will have to reach them for, good luck. It's so hard to reach them.

This hotel was more like a rooming house. It was terrible. We met a man upon arrival who gave us 4 keys to get to our room and we never saw him again. The room and bathroom were clean and housekeeping was good. But there was no front desk and absolutely no amenities. The safe was completely removable! And the wifi never worked. Our travel companion was placed in a separate Tritone Top building 5 blocks away. Checkout was leaving the keys on the bed. I would discourage anyone from booking this hotel. I recommend Trevi Collection Hotel which is half a block away, slightly more expensive but includes breakfast and front desk services.

Italy had a ban on U.S. tourists so we Never made it due to Covid. Property manager unwillingly to work with us on any options: reschedule or voucher. We contacted at least o dozen times, for many months. Initially they replied it's too early for a refund, then denies any refund/voucher or rescheduling. Very disappointed!!

Spacious flat in the centre of Rome, with Piazza di Spagna just around the corner. Beware when checking in that the flat is not located at the stated address - but they'll walk you to the flat afterwards (just so you know, and avoid getting there with all your luggage for nothing!)
