To start, this is an airbnb type property, not a hotel or motel so no amenities other than some breakfast items laid out from the night before. It is also in a residential neighborhood so no restaurants or bars close by but they can be reached with a 15 minute walk along some dark streets. We were only there one night so none of this was that big of a deal but the ants and dirty sheets were definitely a big deal! I got up during the night to use the bathroom and found ants all over the sink & counter top. In the morning we noticed them in the bed and upon looking closer, the sheets just seemed dirty. Simone picked us up at the train station and he was very pleasant but other than that, we cannot recommend this place.

Everything was great! We got in very late and Simone met us at the Rome airport and drove us to guest room. It was truly LUXURIOUS. In the morning, there was a bus 50 yards from the room that took us to Rome center for just 7 euros - very convenient!

Staff was great and SImone was a huge help in figuring out our check in. They said we were booked for a different room then what we had originally purchased and when we finally got the actual room it turned out that we needed to be charged an additional fee.

They contacted us before we arrived to arrange our pickup from the train station near the airport. Simone was waiting when we came out took us the the B&B showed us everything. The place was spotless and the grounds were beautiful. We highly recommend this property!

Beautiful Villa and amazing host!
Before we even arrived in Rome, Simone had already established a relationship through text and email and told us he could pick us up from the airport. When we got to the airport it was so nice not having to worry about finding a taxi or anything, and Simone was a very informative and helpful driver! He ended up upgrading us to a beautiful villa that was right on the beach for my wife and my honeymoon! We couldn’t have asked for a better host! Thank you Simone!

Property was substandard. I cannot believe that Expedia would consider it a 1 star,m much less a 5 star hotel. Your opinion and services, have suffered tremendous damage, in my opinion. Had pictures or, accurate info been available, we never would have booked your accommodations. Very disappointed. Give me a link and Ill supply pictures.

One night stay before returning home
I went out to dinner and struggled to get back to the hotel as we were dropped off at a different address than the one I was given in my reservation. There was also a ton of confusion about where the shuttle was picking us up and I told 2 different people our travel plans a few times. Everyone was nice, it just felt scattered and there was little clear communication. On the plus side, we were provided breakfast in the morning and a beautifully set table! Room had a wonderful view as well.

Great to have a pick up from airport. Place was in a good location to walk to seaside restaurants. Room was clean and had a private patio. The only frustration we had was trying to contact the host though Expedia, and we blame Expedia for that.

Not quite what we expected. The room was large and attractive but smelled. The breakfast was set out the night before- and not very appealing. On Expedia it said a round trip shuttle to the airport was €10. We paid €10 to be picked up from the airport by a two door private car, but had to pay a taxi to get back to the airport the next day.

We arrived late at night, driver to facility picked us up and since we had quite a bit of luggage he upgraded us to a small house next to the ocean and also contacted the transfer service we had arranged to take us to the cruise port of the new address to pick us up. The house was very clean and well appointed. Breakfast with serve your self. He explained how to use the coffee machine, etc. All was good. Price very reasonable. Would highly recommend.

Everything was excellent. The only issue is that it is not really a hotel but a guest house. This means that there is no reception desk 24 hours. Also there isn't a large sign that indicates the name of the place. So it maybe be some troublesome to find it. Additionally you have to be aware that you must communicate with the people of the guest house the time of your arrival so that they can receive you. Other than that this place is much better than a hotel. The young man of the guest house that gave us the keys and instructions was very nice and helpful. Now that we know the place we will reserve it again next time.

I was skeptical when I showed up, but a gentleman was there 5 minutes after we arrived to greet us. He was more than good. Nice, friendly, professional. Offers a shuttle to and from the airport for a low cost and it was well worth the stay.

This was a small house with three bedrooms 10 min from airport. The service to/from the airport was efficient but cost $10E each way. The room was adequate and nicely appointed however there were small ants abundant in the bathroom and several lights were not working. The place was fine for an overnight stay but the complementary breakfast left much to be desired.

The guest house was conveniently located near FCO. The room was nice, private, and clean. Alessia was in touch with me through the Expedia site, even though my phone number was out of commission due to being out of the country. Simone was able to pick us up from the airport and get us back there for a very early flight the next day. He also provided some good food recommendations in the area. I would definitely recommend this to anyone flying out of FCO.

Reasonable and dependable shuttle service to and from FCO airport that is nearby but not walkable with luggage to a lack of sidewalks as roads are for vehicles. Also complimentary snacks and continental breakfast with various juices, and full use of kitchen was an unexpected bonus that we needed to catch our early morning flight. Staff was very nice and the manager was delightful. The villa was very clean and had all the comforts of home!

Great Roman Apartment
We got an upgrade to another apartment, which was newly remodeled. The apartment is fully loaded and give you the home vibe. We arrived on a hot summer day and found refreshing beverages for free at the fridge. There was a lot of items for breakfast and afternoon snack at the apartment. The host was very caring and helpful. He helped us to use public transportation from Rome Termini to the apartment, which saved us a lot of money. (Euro 3 vs. Euro 30) He picked us from the local train station for free. He also showed us the neighborhood and what to do to enjoy our limited time. And we got a ride to the airport. I had stayed in Rome city center earlier where the area is 100% touristic. One thing that I loved about this apartment was that you get the feeling of real living in a city like Rome. It is a significant saving on food and beverage as well. The restaurants in the neighborhood don't charge you a lot while you eat perfect Italian cuisine. Lastly, you can walk to the beach.
