"Nicely decorated and spacious accommodation. A few issues. 1) They had to be nudged to send me the check-in instruction. 2) The windows have no views as they are placed right in front of the neighbors’ walls. 3) The AC in the den was not working. Out of the 3, I take 1) very seriously. When I called them for the check-in instruction, they didn’t know why it happened nor they seemed to care why it happened. "Lose a few points for late check in - can’t get in there until 4pm, which was a pain for me. It’s easy to find - once you know how. The hotel reception is up a side road and then they send you off to one of the buildings they own. The room was decent size and well equipped "

"First location. For me the location is perfect. Small side street that is so quiet, you can't believe you are in a city. Close to temples, shopping and restaurants that are literally one minute away. When you get the code and enter the building it has this quirky charm that makes it so appealing. The room/unit was huge, at least he one that I stayed in. Beautiful wood and tatami matted rooms, full kitchen, separate bathroom and shower. Great futons to sleep on. A true Japanese experience. "Inside the property is nice, but the location is really bad, it is on a street where you see girls selling "services" and have also the guys that represent those services. I wasn't felling as safe as other places in Japan at night."

"The place was nice. The beds were a little terrible though. There's two upstairs rooms, you have to go through the one with the queen bed to get to the one with the two floor futons. 3 out of 5 of the beds were subjectively very uncomfortable. It felt like springs were pushing into your back / side as you slept. All the guests that slept on those beds mentioned it. Other than that though the location is amazing, the place was good. Fairly spacious and fairly nice all around! "
