I have given this hotel a five star review based on value for money. We had a great stay here. The standard room is not large but it is well appointed and the bed was comfortable. It was also quiet so meant for a good night’s sleep. It’s close to Kensington Olympia Overground which is very convenient. The public areas were spotless. The simple buffet breakfast included in the price made our stay excellent value for money. We would definitely stay here again.

Reasonably priced, boutique hotel - amazing bed!
I just stayed one night - worst thing I could say about the place is, I found it hard to find - but that's more about me. It's not in an obvious, bustling neighbourhood. It's quite tucked away. The best thing I could say is, that's about the most comfortable bed I have slept in (at least, for years). Really nice, modest sized room, well laid out, nice bathroom. Excellent breakfast. Staff was pleasant, but didn't go above and beyond. Somewhere between toleration and enthusiasm.

Unfriendly reception when first arrived. Clean sheets and towels but mosquito’s in room constantly and very old fashioned. Breakfast very average and no one directing you what to do and what was available.

Well-priced but you get what you pay for
This is a small hotel (about 14 rooms?) with TINY guest rooms. The pictures don't show how small they are. I was travelling solo with a large suitcase, and the room was just enough space for me, with my suitcase taking up half of the bed. With 2 people, it would be miserable. Impossible to have 2 people with 2 suitcases in the same room. The finishes were nice, but very much like a flipped house--pull too hard and you might dislodge a poorly-attached installation (like the bracket holding the hand-held shower wand). The toilet paper holder was broken and they didn't attempt to fix it, just put the roll on the vanity counter. The TV remote didn't work, and instead of notifying staff and inviting them into my tiny room, after I had deconstructed for the night, I just went without the TV. And the linens were cleaned, but looked like they could have been laundered better. The included breakfast was actually the best I had at about 7 different hotel restaurants I stayed at between England and Italy. GREAT location, just around the corner from Kensington High Street's many shops, restaurants, and bus lines. One a quiet and safe street. Overall, this hotel was a nice, seemingly family-owned joint, but do not go in expecting luxury.

Fab little homely hotel
Easy to find off the Kensington Olympia tube, clean lovely room, comfy bed, nice and quiet, on what seemed to be a residential street so no noise at night. Lovely breakfast included, hot and pastries. Would definitely recommend!

Check in was 2pm but when we arrived we were told we’d have to wait another 2 hrs due to the lift not working for the cleaners. We suggested giving us another room that had already been cleaned & were given a room in the basement which was acceptable. Unfortunately there were only 4 working TV channels & no sound on BBC. The door also banged very loudly every time someone opened a door elsewhere.

The bed was soft and comfortable. The shower was good. Water pressure in the handbasin was a trickle and drain flies were coming out of the overflow hole. The room was very small and wasn't vacuumed in the week we stayed there. I wouldn't stay there again.

A lovely, quiet little hotel so conveniently placed near Kensington Olympia. The room was clean and comfortable - with a lovely bay window. We were at street level but were not disturbed at all by any street noise. Breakfast was varied and plentiful. Overall, it was a great stay - and we'll definitely be back next year.

The hotel itself is wonderful, but for us our stay was ruined by having a basement room -this should really be advised in advance as I felt claustropphobic and quite unwell not having a window

One night stay
Just one night stay to visit Olympia Stadium in the next street. Lovely decoration and style. Very comfortable bedrooms although rather cramped but okay for one night. Breakfast was complimentary so can’t complain but would eat it somewhere else if stayed again. Overall, perfect for an overnight stay with a touch of elegance.
