A place to rest your head
Start to finish was easy. Self check in was easy to do. Room was clean. Check out was just as easy. When all you need is a place to sleep this was a great room. It was also an efficiency unit . Stove , fridge , laundry. The only thing I found unusual was the TV was in the bathroom. WiFi was so so. Location for visiting temples in Kyoto was excellent .

Interesting to have a non-manned hotel. But tricky to figure it out for some of the guests. Really nice area though and really nice

Great for the location
Got 2 rooms for a total of 7 family members. The check-in process can be a bit frustrating as it's all done via an on-site iPad rather than through a human. Use the check-in code you receive via email to begin the process and then have the iPad take pictures of either the passports or Japanese residency cards of each individual. Once you do this, you get 1 code to enter the building and another code to enter your room. Unfortunately, I never received confirmation emails that contained the check-in codes for our 2 rooms, but luckily the phone in the lobby dials directly to the main office where an employee was able to help us check in. The rooms themselves are not your typical hotel rooms. Indeed, the building was an apartment building. No TV (I brought a projector, so it wasn't a problem for us), but you got separate rooms for the toilet and bath, fridge/microwave/washer/kitchenette, and lots of amenities. Rooms are clean and very secure. Doesn't have much floor space, but what budget hotel in Japan does? Pricing is competitive when you consider amenities, but standard hotels may be cheaper/better for some. Location is top-notch, a 2-minute walk from the Higashiyama metro station and within close proximity to Yasaka Shrine, Heian Shrine, and Kiyomizudera and the adjacent shopping streets to the south. Cons are the absolutely abysmal Wi-Fi (luckily I have a Japanese phone number) and lack of outlets for charging. Recommend you bring an extension cord.

Has NO staff! Would not recommend.
Once inside, the place was good, but be careful: This hotel has NO staff. You have to check-in on your own with an iPad that's on the front desk. I could not get into the place after I checked in. It was separated with an automatic door locked with a keypad. I didn't understand how to use the dialing pad. It was so frustrating. I called them on the phone that was on the front desk but I couldn't get in. Finally, after I got mad, they offered to go to the hotel to explain how to use it but they would take over 30 minutes to get there. I was very upset. Finally after around 30 minutes I managed to open the door before the staff arrived. Although I got a great deal on this hotel, I would NOT recommend it.

Don't expect much
This hotel gave me mixed reactions. There is no reception for check-in, you need a smartphone to get your password via email. Luckily, a staff Drona(i think) was around and very helpful. In terms of size and amenities it was great because it had a well equipped kitchenette and a washing machine. A smartphone was also provided with free calls and internet access. Location was great with many convenience stores and MacDonald within 1 min walk. This helped for long stays. However, the room doesn't have a TV in the room but in the toilet. The comforter covers were extremely dirty. The cups were not washed properly as there were coffee stains in them. Hot water for showering was intermittent.

Great location
Great location; the hostel is situated within walking distance of the Philosopher's Walk in one direction and a large covered shopping district in the other direction. It is itself located in a small covered mall right beside the Higashiyama subway station. The room was cramped with a double bed and two single beds, but not as bad as some reviews had indicated. Since there is so much do see and do in Kyoto, we didn't spend a lot of time in the room; just doing laundry and sleeping. We were able to keep our luggage at the hostel after check-out to do some last minute shopping before taking the subway and train to Tokyo.

Should tell it is not for family
The room is way too small. No space except beds. It's ok if tell its features when booking. It's a self service hostel not hotel for family vacation. The problem is when booking it mixed with real hotels. By the way the charge is not cheap at all, only few dollars lower then RR hotel when we stayed in Tokyo that is really good.

Fantastic hotel with lovely staff!
This hotel located in higashiyama is a short distance to Gion and the city centre. Convenience of subway at the end of the street and restaurants close by. Special thanks to yuka and Francesca for being so accommodating and going the extra mile throughout our stay.

Nice Hotel
The hotel is nice and clean and within walking distance to major shopping area in Kyoto. Although room not very spacious, bed is big and comfortable. But this is not really a hotel as the hotel staff only comes from 9-6pm. And we need to pay for the house keeping. But overall a nice and clean place to rest after a long walk in Kyoto.

Convenient, friendly, clean hotel
The hotel was quite good and I would stay again. I stayed for a month. I gave it 4/5 because the beds had hard mattresses and were a little uncomfortable. Also the family room, although large, had both a double and 2 single beds, so there was not much 'walking-around' area. I used beds for storage, sitting and as a desk. Kitchen and washer worked great. The nearness to essential Kyoto was wonderful; the subway is a 2 minute walk, there are fish/meat/vegetable stands in the covered arcade the hotel is in.

Great room but need to know.
This is not hotel at all. Small apartments were turned to be guest rooms. All are new, very clean. Location is good. In the room there are oven, cloth washèr, microwave. Great to do simple cooking. Need to know before booking: 1. No breakfast services. 2. Asking for additional towers or exchanging dirty towers costs 500 Japanese dollars. 3. No room cleaning services. Asking for cleaning room costs 2000 Japanese dollars. 4. Front desk serives is not available in the evening. Best to call the front desk daytime before arrival.

Hello and Thank you for your review. This is an "apartment type hotel", which by definition means no meal service, since every room has its own kitchen. According to our policy, every room is cleaned before checking in and after checking out. The front desk is active from 10.00 to 18.00, but after that time, on the counter, there is a 24/7 active phone number. y calling that, whatever problem or emergency you have will be handled. Clean, but....
Beds are hard so if you're used to sleeping on a soft mattress you're going to be disappointed. My wife's and my granddaughter's hips were sore after sleeping on these beds. WiFi isn't very strong. You may have to stand in a certain area of the small room to get a good reception. BE SURE TO FIND THE CHECK IN TIME!!! We missed seeing that it was only from 4-6 PM. We arrived at 6:10 PM and there was no one there to check us in. We found a phone number to call by looking behind the service counter and was able to talk to someone in broken English that gave us poor instructions on how to get into our rooms but we figured it out. Check in should NOT be this difficult. It was VERY frustrating especially with 3 kids waiting to get in. But when checkout time came they were quick to let us know by knocking on the door at 10 AM to tell us. They didn't tell us that they needed a copy of our passports so that we didn't have to complete a lot of paperwork just to check out. They took pictures of all 7 of our passports. There is a kitchenette but there is no room to sit and eat a meal. It is literally a bedroom with the beds inches apart, a shower room, a toilet room, and the kitchen as part of the entrance area. It boasts a balcony but you have to walk over a bed to get to it and there is only space for one person. There is a washing machine but you have to ask for the soap and since there is no one there throughout the day you have to catch someone during check-in time.

The Reception working hours is from 9.30 to 6, but if you check in after this time an email will be send to you with all the instructions about how to get in the room. The free WiFi provided makes every smartphone owner able to check the emails. We are sorry that your check in was so difficult, it is normally not. The check out is always at 10 AM because we need to clean the rooms in order to be able to welcome the following guests. About the passports, this is a standard procedure, as the Japanese Government needs the information of ALL foreigners in japan. Since we know that filling paperwork is not very funny when in vacation, a quick picture allows us to get all the information we need in a very short time. This is the one and only purpose of the passport picture. Le me apologize again if your staying was not what you expected, we hope to see you again so to build a better experience for you. 잘 다녀왔어요
위치가 좋습니다 기온거리를 걸어서 갈 수 있고 교토 어디든 가기 편합니다 로컬 시장내에 위치해 있는데 조용한 편입니다 호텔이라고 하기엔 시설이 모호합니다 좋은 air b&b 수준이라 생각하시면 됩니다 가격대비 가성비는 최고라고 생각합니다 셔틀은 미리 예약해야 이용할 수 있고, 온풍기는 좀 기다려야 나옵니다 바닥에 먼지 많고 온풍기엔 곰팡이 있습니다

한적한 동네 시장골목...
바로옆 개울가에서 산책하기도 좋고 조용하고 한적한 동네 맛집들도 많고~ 저녁에 일찍부터 어두워져서 혼자는 무서울수도 있겟지만 여럿이 간거라 시끄러운곳보다 더 좋았어요 3인실이었는데 2층이고 베란다가 시장골목이라서 창문을 열고있기엔 좀 그랬지만 잠잘때빼곤 나가있었기에 괜찮았고 방이 좁아서 가방펼치고 쓰기에 좀 불편하긴했지만 이불 매트리스 다 만족함..

清掃がひどすぎる
一階の部屋に滞在したのですが、午前11時ごろに出かけようと廊下に出た際、上の階から清掃中と思われる物音や中国語の話し声が聞こえてから、廊下の地面にシーツやタオルが降ってきました(廊下は屋外)。シーツ類はその後遅くとも14時過ぎまでそのままでした。あまりにも酷すぎます。部屋全体は綺麗に整ってはいましたが、ベッドサイドのデバイスが埃だらけだったりして、清掃の仕方に疑問が残ります。

小町の中にある隠れ家
古川町商店街の中にあるホテルです。ホテルというよりマンションの一室です。平安神宮へも徒歩で行けます。京都観光の拠点として長期滞在におススメです。洗濯機、洗剤、キッチン、フライパン、簡単な食器、ベランダがあります。チェックイン、チェックアウトはiPad、部屋は暗証番号で開きます。わからなくても電話がスタッフにすぐつながるので安心です。テレビはお風呂の中だけにあります。商店街もおしゃれです。食にも困りません。

不愉快的住宿經驗
冷氣濾網四似乎一年沒清洗,完全不會冷!?還要自己清洗,床底下還有之前房客留下的飲料罐,灰塵多,廁所的抽風機也充滿灰塵,邊邊角角灰塵多,唯一的好處大概就是有洗衣機,CP值不高的一間旅館。

場所的にはマアマアですが、商店街の中という事もあり採光 最悪でした。居室にテレビがないのに、バスルームにテレビがあるって どういうことでしょうか。 深夜になると、見知らぬ人がとなりの部屋に入っていったり、もう片方に訪ねた人(人々)がこちらの部屋の呼び鈴をおしたりで、少し怖かったです。

Dit hotel lag op een prachtige locatie in Kyoto met de metro zo goed als naast de deur en enkele van de belangrijkste bezienswaardigheden op nabije loopafstand. Staat van het hotel is goed te noemen. Een minpunt vind ik het geautomatiseerde in- en uitchecken middels een ipad bij de receptie. Dit is erg onpersoonlijk. Ook nemen ze als 1 vd weinige hotels geen bagage in bewaring als je te vroeg bent voor inchecken. Het vreemdste vond ik nog dat je bij moest betalen voor schoonmaak en schone handdoeken.

場所はいい。しかし。
チェックインしたときから 部屋の床には埃やゴミ(袋とティッシュ)と髪の毛が。 天井にもぶら下がった埃。自分で掃除しましたが。 ベッドサイドのライトは2つとも点かない。 二度と泊まることはない。今まで泊まったホテルの中で最低。
