Loved the freedom of Roseland House, the shared kitchen/dining/lounge room was amazing. Code for front door and room was much better than having a key,all worked perfectly. Comfy bed, plenty storage space and en-suite shower was great. Only a couple small moans….only mirror was in the bathroom so drying hair was difficult and somewhere to hang toiletries in shower cubicle would be handy.. Had a lovely stay, would definitely stay again, 😊👍

I will use again
Roseland house is a great stay. The accommodation was incredibly clean & a real credit to the person responsible . The room had ensuite & a fridge. Fantastic value considering the location. Whilst the accommodation is close to the Town centre & beaches there is a 20 minute walk (depending on speed) to either location. As an accommodation for people on a budget this is perfect.

Good location to see town. Bed in room 7 was terrible as springs had gone in one half making it very difficult for sleeping. Room 7 also small for 2 people with a suitcase. Communal shower on ground floor only provided lukewarm water when set at max for hot water.

Very convenient at good price. Well-located - quick walk to town centre shops, restaurants, and ferries. I got sent the PIN code (by text and email) for the building and room entry well in advance, which meant it was no problem that i ended up checking in at midnight due to late trains. It was also nice to go out during my stay without having to double-check that i had a room key. Kitchen/lounge facility seemed nice though i didn't use it much. View wasn't amazing but was fine (room 13). Would definitely consider returning in future.

Liked that it is clean and comfortable. The room had everything we needed. The shared facilities are great, lovely to be able to cook. The only thing we couldnt find was a chopping board. Good also that we could arrive and leave as we wanted, using our code. It was my husband's first time staying and he was very impressed.

Great location, easy check in hassle free. Room needs a long mirror, as for two women this was an issue as the one in the bathroom was just not enough it was little, hair dryer broken and burning, considering there are beaches there were no places to dry towels/ swimming costumes ect which became a pain, shower pressure was not great, I understand that these are just little touch ups but they make all the difference, overall not bad for the money

I was a very late arrival which i am sure would have posed problems with most other hotels. But keycoded doors sorted all that out. Had a fantastic nights kip and away in the morning. Brilliant. Thanks guys.

Really great room- very clean, en-suite, large fridge and freezer, tv, tea/coffees making facilities and fan. Shared kitchen and lounge was immaculate with added bonus of washing machines with soap and conditioner provided. .15 min walk down the hill to centre of town. Would definitely recommend this place - excellent

A very comfortable stay for the price, room was clean and well presented. TV was small but watchable, reception issues aside. Extraction fan in bathroom would have benifited from a hoovering.

Clean, comfortable accommodation
I was visiting for a workshop at Falmouth University. We were about 16 minutes walk from the university campus. The room was very good with tea, coffee and a little fridge. I was in a room with my own bathroom. It was very clean and there are enough places to change techy things. There is a very nice shared area with kitchen, laundry facilities, a tv and couch and dining area. It was a very nice place and i would recommend it.

Lovely stay at rosedale, we will come back there
The stay it’s self was amazing,it was my husband & I 28 ty wedding anniversary plus we have family in Cornwall, the hotel was central to family & shops, the only issue was a blood stain on the mattress, but luckily mailnly due to covid we carry our own duvet & bottom sheet,it was also good to be able to use the kitchen facilities although we only used the toaster, we will definitely be staying there again (hopefully if there’s vacancies)

Good value spot for a short stay
This does have a feel of a hostel to it but that's not a complaint. Rooms are small, but clean and comfortable and our en-suite room had a wardrobe with hangers. The communal kitchen is large, with a dining table, sofa and TV. Again, very clean. The car park can get full, but there is free street parking nearby if needed. 10 minutes walk into town (uphill on way back).

I stayed in Room 6. It's the one with the large disabled bathroom which is basically one giant wet room. For the price it's all good. You are near the communal kitchen, and the fire doors do bang a bit, so can be a bit noisy. It didnt matter for me, I was out late and up early. Parking is ok. It helps if cars park considerately, then 4 cars can park on one side and another4/5 on the other. If you cant park, there is plenty of on street parking adjacent, or space on minor roads nearby. Back to the room, they have all the basics right and a bit more.. Shower - plenty of hot water Clean towels Tea and Coffee making in room Small TV Fridge with freezer, this is a massive plus for me, but might be annoying if you dont need it. Sheets were clean, bed was ok. Communal kitchen with everything you need. As I said, for the price, location and my business need, it's great. I'll stay again.

A dreadful night’s sleep, too hot and too noisy
The room was unbelievably hot through the night, despite it being late September and we were unable to keep the window open due to the noise from the student accommodation across the road, which continued until 6am. Even with the window closed, we could hear everything. Two very bad nights’ sleep, unfortunately. The facilities are very good and we had everything we needed but would not recommend, unfortunately.

Well located and clean
Well located and clean this is a well located place on the edge of Falmouth, about a 20 minute walk into the town centre with all the restaurants and shops. As a serviced accommodation it’s a bit disconcerting having no staff on site and it does have a bit of a ‘studenty’ feel to it but it’s well appointed and the communal kitchen is well equipped and very well stocked which is really handy if you’re here for a few days. The rooms are not big but clean and modern and towels, linen etc are all provided. Rooms at the front can be a bit noisy due to the main road so it would be a bit hot in the summer months if you didnt want to keep the window open. Overall though it was a very good place for our 4 night stay and very well located with in a short drive of most of South Cornwall

Never again. We booked a 3 night stay with an en-suite. It was cramped and hot. The floorboards creaked; a light smell of drains permeated throughout; the bed was up against a wall; the shower did its best but only just got past a trickle; it's on a noisy road (opening the windows make it marginally less hot, but more noisy from the road). Oh, and the car park is carnage, with everyone ignoring the "don't block anyone in" missive (at one point our car was blocked in three deep - when we eventually managed to get it out, we parked it down the street). It's not manned, and no-one got back to me when I messaged the "hotel". After the first night, we tried to find something else, but it was a bank holiday w/end in Cornwall, so that went as you'd expect. Avoid...

A well-equipped stay
I just needed somewhere to stay for a couple of nights on the South West Coast Path. This place suited my needs perfectly - it was brilliant that I had access to a reasonably well-equipped kitchen and washing machines - that made life so much easier!
