This property was ok for one night as it was convenient to downtown and it was an easy check in. I rate it as a step above a hostel that had the amenities as a bathroom but the beds were horrible and the carpet was pretty gross. Cleanness could have been better. But for one night it was all we needed.

Clean, quiet guest house in a convenient location. About a 30 minute walk to downtown Royal Mile or there are city buses that stop right across the street. Close to sights and downtown without the noise and busyness. We had a room at the back of the property with a lovely view. Restaurants and cafes nearby.

Be able to climb stairs. The picture for this room shows the bed confirmation but NOT in this room (rather the next one to the left). May contain the world’s smallest shower stall. No electrical plug near a mirror for drying/styling hair. Biggest plus: right on main bus line!

Our stay at this property was extremely disappointing, and I would not recommend it to anyone. We had booked a room with a private bathroom, but upon arrival, we discovered that the bathroom was located outside the room and did not even have an individual lock — meaning anyone in the building could access it. This was a major concern for both privacy and security. If you're looking for a hostel-style experience, this might be suitable. However, if you’re expecting the comfort and safety of a private stay, I strongly advise looking elsewhere. Additionally, the hot water in the shower wasn’t working, and the bed sheets and towels were visibly stained. The overall cleanliness and maintenance of the property were unacceptable. Most concerning of all, we did not feel safe during our stay. I would not recommend this property for your visit to Edinburgh

Such a lovely stay in this beautiful guest hotel! It had such a lovely home feeling. Very budget friendly and walkable distance to the city. If I were to make any suggestion I would say it would have been helpful to have a mini refrigerator with a microwave for meals.

Nice clean room, the shower is small, but I think that is typical. Great location with bus stops right out front, making it very easy to travel into the city. There were several nights we walked back and it really isn't that far. Easy check in/out. Great stay.
