This property is convenient for Hamamatsucho station although currently due to a large construction project adjoining the station, it is about a 5 minutes walk through a hoarding tunnel to reach the Haneda monorail entrance. Luggage storage is disappointing: an unmanned small second floor room with medium-size lockers, underneath are lockable wires for larger cases. There were only two empty lockers left by later morning, one was broken and wouldn't lock. I used one locker and also locked up two suitcases in the only two remaining spaces. On my return in the afternoon, the locker opened, but neither suitcase wire would unlock despite the correct code (one I always use). It took the staff about 15 minutes to jimmy the locks with a master key to free my cases. The next disappointment was the rock-hard bed, which is literally a slab of 3 inch foam on a solid wooden base. Combined with the usual Japanese plastic bead pillow, I had an umcomfortable night. The window does open, the aircon worked well, there was a kettle and free wifi. There are no wakeup calls available. Cleanliness was adequate but not great (dust bunnies in corner by door). Convenient for access to monorail for my morning flight, but I wouldn't want to stay here otherwise.
