Location was perfect. Near to the station, shops and restaurants. A little oasis away from the hustle and bustle with a peaceful outdoor area to relax. Also lots of comfortable indoor areas to eat, drink or relax. Free drinks and toiletries were most welcome and we enjoyed the use of the free massage chairs and karaoke room.
The staff were so polite and helpful. We enjoyed five nights in this hotel, exploring Tokyo, then returning to relax in the evening.
Great place. Hidden little gem. Very good amenities. Clean property. Very friendly and helpful staff.

A real gem - an oasis in Tokyo. While the rooms are small (it is Tokyo) the amenities are amazing as well as the staff. Easy to reserve baths and the massage chairs in the lounge are great after a day of sightseeing.
The rooms were fairly small (I'm a big guy 6'1 over 200lbs) the bidet in the rooms was also fairly dirty. The amenities were plentful and made the stay worth it. If i stay again i would definitely buy the biggest room 501 or the 2nd biggest 502.

Liked: Cleanliness, staff & service, amenities
This place is wonderful! The amount of free amenities offered by the hotel is astonishing & makes packing light for your trip a game changer!
From the entrance & beautiful exterior decor to the lively lobby & the rooms themselves, everything is so clean!
In the rooms/lobby there are free toothbrushes, toothpaste, face wash, nail polish remover, nail file, hair ties, hair brushes & so much more, all FREE!
There is a dining room with board games, snacks, light breakfast served in the mornings, an alcohol bar, a soda/juice machine, a coffee/espresso machine, hot & cold teas, vegan/vegetarian items are limited but its also all free!
There is a karaoke room, a stone spa, a foo bath, massage chairs & bike rentals that are once again all free!
This is not a negative, just a warning, because as a guest in another country I dont expect them to know my language, but they only have a couple of english speaking staff, however the one that helped us had a handheld translator which was helpful and made things easy for us. All staff were friendly, helpful, & professional.
The room sizes are quite standard for Japan but are much smaller than you might find in the US or in europe being that space is so limited. It was still very comfortable aside from my 1 complaint...the pillows on our bed were so flat that we had to use the decorative pillows underneath the sleeping pillows to have some structural support. The bathrooms are awesome tho, and this is overall an amazing place to stay!
Staff spoke good English, the hotel was amazing for a love hotel. Very good amenities and wonderful open air bath that can be booked. Free karaoke too.
The hotel is in a vibrant area of Shinjuku - there are MANY PETIT BAL hotels so check carefully which one you are heading for on maps. The hotel is very nice but reeked of tobacco smoke- the room amhas no smoking signs but has ashtrays and lighters in the room. I would stay there again
I stayed 6 nights as a SOLO female traveler and wondered if this was the right hotel for me. For one thing, the "Adults only" confused me. So I researched the concept "Love Hotels" in Japan I wondered if a solo traveler would feel comfortable. The room felt safe and secure, bed was comfortable. The AC unit worked throughout the night, I like to sleep on the cool side. I had enough room to open my luggage. They rent their rooms out for just day use also. I did pay much more through Expedia for my room than the going rate that was advertised on the outside of the hotel. Clean-up staff is available late into the evenings. This hotel is located in a small alley, which they consider a road, but I walked there at different hours of the night and never felt unsafe.
The staff was accommodating and kind, they cater to Japanese locals. This is a different experience from your mainstay hotels, it is more Japanese. I saw couples and singles who wore their robes down to get drinks and snacks from their open areas. It looks very exotic. They also advertised hosting small girlfriend parties on their in-house website.
