"The room and grounds are both excellent with very friendly staff. The location is easy to find but close to a moderately busy road. The outdoor spaces are fantastic with things for young and young at heart. We enjoyed walking down to the river and Houghton Mill for a tranquil picnic. The breakfast was delicious."

"Guess we should have realised from the price. This is well located but very basic. The bar below is a noisy club. We didn't mind that, but others might. The room was clean but very basic. Bathroom and toilets shared down a flight of stairs. The staff were lovely. "

"Where do I start! Basically, I stay in hotels quite a bit, and this is my first ever negative experience since using hotel.com. The receptionist came across as unfriendly. While walking to my room, the hallway smelled like someone had been smoking in their room, and the smell lingered around the corridor. The carpets were dirty, with bits of small rubbish on the floor. Upon entering the room, I found the floor still dirty with small debris around. I went into the bathroom, which was very grimy; hopefully, you can see my pictures. I checked around the room, and there was dust and dirt everywhere; hopefully, the pictures will show you the dirt. I certainly didn't have my evening meal here; I was completely put off. For breakfast, all I wanted was scrambled eggs on toast, but I was told we only do fried eggs. The glass I picked up nearly cut my tongue as it was badly chipped. The shower was awful, with no power, and it just dripped out; for me, it was terrible. I will 100% never stay here again. When leaving in the morning, I wasn't even asked, "How was your stay?" I simply gave him my room card and walked out; I didn't say anything, nor did the receptionist.
The only positive was the empty free car park at the hotel; I wonder why it was empty!"
"The buffet breakfast looked appealing at first, but unfortunately, most of the food was either cold or only lukewarm. The menu was the same each day, which quickly became repetitive. The pancakes and waffles were especially disappointing—cold and hard, which is not what you would expect. Additionally, serving syrup and toppings from open containers felt awkward and less than ideal.
The rooms themselves were clean, which I appreciated, but there were several inconveniences. I had to request a mini fridge, and even then, it did not get very cold. There was no air conditioning, so I had to rely on opening the window for cooler air. Washcloths were also not provided initially and had to be requested.
The gym appeared well-equipped, but it was closed for several days during my stay, which was frustrating. Dining was also underwhelming—the steak was thin and not worth the price, and honestly should be reconsidered for the menu. The pizza lacked flavor, and even small details like drinks at the bar fell short, with minimal ice and overall not meeting typical standards.
Overall, while the property has potential and maintains cleanliness, there are several service and quality issues that need improvement to meet expectations."
"Great hotel and reasonably placed. Great to have facilities to make your own food with a shop downstairs. Bar area was lovely and gym is ok for a hotel - a little small. Rooms were really comfortable"
"The communal areas are wonderful and the gym is great. My bedroom was minuscule and with a courtyard view which was surprising for a 300+£ stay. The bed was hard as a rock and although they helpfully gave me a topper it did not resolve the issue. I now have neck pain! The bedroom was very loud - could hear the person upstairs walking and the shower noise so I was kept awake late and woke up very early. I expect a different room might have been better ? I wouldn’t recommend staying here if you value a good night sleep."
