Hotel is very clean, staff very friendly and helpful, breakfast very good, Nelson who works at breakfast time was friendly speaks very good English and help us where in Lisbon is best to visit as well as lady at the reception (sorry I don’t get your name). Close to city centre, about 15 minutes walk.

Lovely clean and modern hotel. Staff were friendly and welcoming. Rooms are nice and spacious whilst being very quiet of a night which we appreciated. Great location for getting around Lisbon. We did have some trouble with the light sensors in the room being extremely sensitive but a call down to reception resulted in the staffing taping over the sensors and fixing the issue quickly. Would highly recommend for a stay in Lisbon!

As of May 2026, this hotel had no gym. We stayed there 5 nights. For a Five star hotel, we were expecting it to have a Gym facility. We were not told that they had none prior to reservation.
If this is important to you, look elsewhere. Otherwise, a good room In good location, but five star only in the name.

Our stay at Olivia Lisboa Hotel was truly exceptional. From the moment we arrived, the service, atmosphere, and attention to detail exceeded all expectations. The hotel is beautiful, elegant, and perfectly located, but what made our experience unforgettable was the incredible hospitality from Felipe Gárate.
Felipe went above and beyond to make our anniversary special with such a thoughtful and meaningful surprise. His kindness, professionalism, and genuine care made us feel incredibly welcomed and valued. It’s rare to find someone who creates such a memorable experience for guests.
Thank you to the entire team at Olivia Lisboa Hotel, and especially to Felipe, for making our trip so special. We will absolutely be back and highly recommend this hotel to anyone visiting Lisbon.

We spent a week at this hotel in Lisbon, and everything about our stay was outstanding. From the moment we arrived and throughout our stay, all the staff made us feel genuinely welcome — warm, attentive, and always ready to help with a smile.
The room was beautifully designed, spotless, and offered every comfort we could ask for. The location couldn’t be better — right in the heart of Lisbon, close to key attractions, great restaurants, and easy walking & transport options, yet peaceful enough for a good night’s rest.
Breakfast and dining were exceptional, with fresh, high-quality ingredients.
Overall, this hotel exceeded all expectations. It’s rare to find a place that delivers excellence across staff, food, comfort, and service — but this one truly does. I would return in a heartbeat and highly recommend it to anyone visiting Lisbon.

I booked this room based on reviews. I am an easy guest. The staff were superficially nice but not helpful to the point it seemed like a burden to ask them questions about anything so I avoided them unless absolutely necessary. The hotel itself was clean, updated and met all my needs for the 3 day stay. It’s close to transport, shops, restaurants and stores. The exception to the staff issue was James, the door person. He was much more warm and friendly and went out of his way to make me and the person I was traveling with feel welcome. He provided some recommendations about things nearby and things to see in the city. The people on charge there could learn some hospitality from James. I would not likely stay here again based on my experience.

Lovely rooms, extremely comfy and very quiet. Being able to log into your Netflix was a highlight
Very disappointed in the lack of kettle in the room for a 5* hotel. I did ask for one to be sent up and the woman on reception wasn’t particularly helpful and told me the coffee machine did hot water. I tried this and it completely changed the taste of the tea. Luckily I was only staying for one night so I suffered through with my coffee flavoured tea.
I stayed at two other 5* hotels in Portugal and the staff at the others really went above and beyond, including showing me to my room.
I’d say this was a lovely 4* hotel rather than a 5*

The hotel is clearly still going through teething problems, so I would expect issues for the next 2–3 months while things settle.
What I found difficult to accept was not just any problem itself, but the lack of acknowledgement of the inconvenience caused to guests. For example, there was a serious leak that required the water mains to be shut off. The message to guests was essentially, “We have called the utility company and it should be sorted eventually.”
That may explain the situation, but it does not really help guests who are left without water. There did not seem to be a clear plan, alternative support, or even a gesture of appreciation for guests’ patience.
I understand that new hotels can have problems, but when basic services are affected, guests need clear communication, practical solutions, and some recognition of the disruption

Clean and modern room. Was nice to be in a new hotel, I like the design. We stayed in the ‘Premium’ room but I’m not actually sure what it gets you, they all seem the same. The bathroom is big but is a unique experience to have it be all open to the rest of the room & bed. The glass dividers aren’t opaque enough so you can sorta see the person taking a shower. One downside during our stay was that our bathroom sink didn’t drain and they couldn’t fix it. The water would get all backed up. Didn’t make it feel like a “5 star” experience
