"The pictures on the website do not tell the full story. The road ends 20 meters before the property, so prepare to wheel bags and walk across wet red clay. When we arrived the room reeked of cigarettes. They said they were fully booked and could not move us, but I could book a room still online, so they lied about that. "So yes a boutique hotel - with capacity for only 20 guests but the hotel exceeded our expectations in every other sense. Immaculate spacious suite, with excellent facilities. We wanted a gym and a pool - both big ticks! The food and drink on point too. Other things to note: near Old Goa (so about 15 mins taxi from Panjim), felt the hotel was not full but meant it often felt as though we had the entire space to ourselves.
