I would not recommend to stay here. We‘ve booked a villa for 3 nights, some lowlights: 1) No AC or ventilator in the living room (lot of sunshine into the living room 2) Overall it was dirty and not well maintained (broken tiles in bath room) - dirty refrigerator I will attach some photos which speak for themselves. The view is great, but besides that book something else.

99 Acres was a spacious and comfortable stay. There are amazing views from the large property. Communication leading up to and when at the property, was clear and comprehensive. There are lots of areas for the guests to enjoy and the kitchen is large and well-appointed.

A lovely property in a beautiful quiet location. Well appointed and extremely clean. Kahn, the host was very welcoming and fast to respond to queries. I think the property was full when I was there, but it still seemed spacious.

We felt so welcomed and overwhelmed here. The view is gorgeous , from the villa to the grounds, overlooking the plain with bird songs every morning. Tyler, he's so hospitable , thoughtful and the staff is very friendly as well. The villa looked exactly like the photos, even better if I'm being honest, perfectly interprets good aesthetic taste. Located in a sophisticated town , you'll find unique boutiques ,art gallery and Saturday market with fresh local produces. The people here are so creative. Will definitely come back again.

We fluked into finding 99 acres when we arrived in Byron Bay late in the evening and with last-minute change of plans. We had originally thought we would stay down near the beach, but then considered the hinterland when we saw this property. The property is even more stunning than the photos and I booked a second night within an hour of arriving. The owner is incredibly friendly and hospitable, and has a lovely doggo. We stayed in Villa 1; the kitchen was fully equipped with everything we could ask for including tea and nespresso. The king bed was very comfortable and the linens were luxurious. Air conditioning in both the bedroom and the main room was appreciated, as it does still get hot in the hills though not nearly the temperatures of the beach. Electric blinds protect the place from getting too hot. The sunrise is specacular and through the day there is a pleasant breeze you can enjoy from your patio (and hammock) while you listen to the nature around you. We even cut our time in town short so that we could spend the late afternoon/evening by the pool and enjoying the gorgeous villa before having to leave. Thank you so much- we cant wait to send friends your way!
