"Oak Tree Rooms was an excellent base for our New Forest weekend. I think the only drawback was the other people staying - they did like a loud conversation through a locked door, which was quite annoying! Other than that, the rooms were very comfortable indeed."

The shower tray left a lot to be desired, along with the shower mat and windowsill.
There was no way of opening/closing the windows as they were too high. The same with the curtains. A long bamboo rod attached to the top could help with opening/closing?
Staff? Hardley saw a soul in the 4 days I was there.

"Dirty, changed my room, someone else in my room when I arrived so not safe to leave any belongings in room as someone else was in the building and had access. Didn’t send entry codes to one room. No toilet or shower so had to use a communal toilet which didn’t have any toilet paper. Cheap for a reason. Clearly are not cleaning the rooms. Wouldn’t risk sleeping under the sheets so slept on top of the quilt "

"Our room was in the newer part of the hotel, with a good size room and balcony overlooking the beach. A big bed, very firm and clean. Bathroom was a little dated and well worn, but clean.
You can’t beat the location of this hotel, literally a couple of steps down from the terrace and you are on soft sandy beach with amazing views.
We also used the pool, it’s small and again dated, but clean and has a lifeguard on duty during opening hours.
Breakfast is a generous selection from buffet full English to continental pastries, fruit, yoghurt and the conveyor toasters! Sure to delight the kids.
We also had their “pizza on the beach” cooked outside on the terrace until 5pm. There’s not a huge selection of places to eat within walking distance, so the catering here is popular and not horrendously priced.
Absolutely recommend for a couple of days at the beach for families."
"I really felt welcoming the staff are very friendly, didn't feel uncomfortable at all, the only thing I didn't like was although we didn't need to check out until 11am the cleaner was knocking on our door at 10.25am and we was trying to get the kids ready to leave."
"I booked normal double room but upon arrival I was pleasantly surprised that my room was upgraded to Deluxe suite with balcony and pool view. They also let me check in right away we had reached. 14:30 instead of 15:00. Very helpful and friendly staffs, my husband enjoyed his birthday trip. Cannot thank enough.
Will visit again in future, highly recommended"
"We recently stayed at the Royal Bath Hotel and had a very positive experience overall. Our room (170) was very comfortable, spotlessly clean, and everything we needed, including a kettle with tea and coffee, a fan ( as there is no air conditioning), an ironing board with an iron and a hairdryer. The blackout curtains were also a great feature and helped us sleep well.
The hotel has a lovely old-English charm, and the main bar is wonderful. The location is definitely one of its biggest highlights, steps way from the Pier- hard to beat!
During our stay, the swimming pool was unavailable, but the steam room, sauna and jacuzzi were open and enjoyable.
The staff were kind and helpful, and we appreciated that they looked after our luggage before check-in and after check-out.
The only disappointment, but small thing, was the full breakfast. I felt could offered a wider selection, particularly fresh fruit and few more options.
Overall, we had a great stay and would happily return to this hotel."
