Christiana was responsive to every request for information. The parking instructions and help with baggage from the car to our room was smooth. "Wonderful boutique B&B. We came across it by chance looking for a place near to both Saturnia Spa and Lake Bolsena - both of which are must-do destinations in this part of Italy. The small walled town of Farnese is a real delight - narrow cobbled streets, friendly locals, and reasonable prices in the local bars. Our room was very clean and classy, and BXT great too. Highly recommended. "

"Authentic farmhouse property - very quaint and quiet. It added to the sense that we were assimilating into Italy and not just staying in a hotel that could be anywhere in the world. The owners are fabulous - kind and considerate. We were there when it was too cold to use the pool. The countryside is just gorgeous. The food they prepared was delicious. They do not speak a lot of English but I was able to communicate adequately. I would stay there again in a heartbeat!"

"This is a stunning country estate with a historic villa and guest home. It is exquisitely decorated and immaculately manicured. It is set in a bucolic field of olive groves with a beautiful pool. The owners are engaging and the staff is very attentive. It is by far the most charming spot in the area. "
