We stayed at this lovely hotel and could not have been more pleased. Nicole and Antonio are 2 of the nicest people on the planet!!! There was no question we could not ask regarding jewelers, restaurants etc... and they could hat have been more helpful! My husband tripped and badly sprained his ankle. Nicole called a pharmacy to find an ankle brace and I was able to walk there and pick it up. The breakfasts were amazing every single day with fresh fruits, savory and sweet croissants, juice and more. The rooms were spotless! If I could give Nicole and Antonio 10 stars I would!

If I could give this beautiful stay 10 stars, I would. We have traveled a lot, and this was by far the best experience we have had. Words cannot describe the kindness and hospitality that were exuded from Nicole and Antonio. Their rooms are stunning and have every amenity you want. The location is so incredible and feels so safe, but the hospitality is next level amazing. Thank you for such a beautiful place to stay and making us feel like friends and family! If you are lucky enough to find this gem, and it’s available, book it before it’s gone. You will not regret it. Also, if you are looking for a wonderful Italian meal, we loved Al Forno della Soffritta. It was a 3 minute walk from the hotel, and was our favorite meal in Rome!

Best stay!
We loved our 3 nights at this beautiful property. The room was really clean, spacious and had all the comforts that we deem important for a stay: quiet at all times, fully equipped bathroom, good space for wardrobe and suitcases. The complimentary breakfast was super nice, great coffee and cappuccino plus fresh fruit and croissants. The location is in a residential area, a mere 15 mins walk to the historic centre. We walked everywhere also at night and we found it to be super safe. To top it all, Nicole and Antonio are super nice, always spoiling us and taking time for a chat and to share tons of local recommendations. They deeply care about your stay and go above and beyond to make you feel at home. Highly recommend and we will definitely be back when in Rome.

Antonio was simply amazing. This property is beautiful and clean but the hospitality is what makes it special and unique. I hope to return whenever I fly back to Rome! There’s a reason this place has a perfect rating :) We came across it after having a bad experience at another hotel and luckily Expedia was able to transfer us here for the night so we weren’t stranded. Truly appreciated the safety and hospitality received. Highly recommended.

What a surprise behind the large wooden doors at entry to find a modern boutique hotel. The owners Nicole & Antonio were the the nicest & most helpful people. The snacks served by. Nicole were very delicious. The gelato shop across the road was the best. We would highly recommend this hidden gem.

Everything about this place is impeccable - the room was bright, stylish, immaculately clean and had every amenity you could ask for including a fantastic shower, minibar with daily replenishment and tons of hanging space for clothes. The hotel is tucked away behind large wooden doors in a private courtyard (guests receive a key card on check-in to come and go as they please) and is ideally located in the diplomatic area of the city - a short 10-15 walk from Termini station and surrounded by delicious restaurants and bars away where the locals eat. The area is quiet and easily within walking distance of all the sights that Rome has to offer. But the real selling point is Nicole & Antonio, and their team. They could deliver a masterclass in how to provide flawless service. From the point of arrival, its like being greeted by a best friend. And for every second of your stay, the service is exceptional - it is beyond 5*. As a solo traveler, visiting a new city can be a daunting experience but Nicole made me feel just like I was at home in an unfamiliar place. The whole trip was magical, and much of that was due to the wonderful experience of staying here. If you're browsing for places to stay in Rome - stop. You've found the best.

Absolutely loved staying at Antonio & Nicole’s guest house. They are so welcoming, kind and all in all lovely people. Antonio gave us top notch restaurant suggestions and answered all of the questions we had about the area. They even offer a sweet little breakfast every morning, very thoughtful. Plus the neighborhood is super safe, clean and conveniently located. Will recommend this place to all of my friends and family! 100/10.

Wonderful hotel run by lovely people!
This hotel is wonderful! It was very clean, in a great location, they are so friendly and so helpful with recommendations and tips about the city. I know the rooms may appear small in the descriptions but it is well laid out and no smaller than the others I’ve seen. If you are worried there is no breakfast included here, don’t be. Trust me you will not regret it. Also, the room was exactly as the pictures showed it. I will recommend this hotel to anyone I know that visits Rome. If you see a rating for them that is anything less than stellar it is due to circumstances outside their control. Honestly, when I first saw so many 10 out of 10 reviews for them I was wondering if they offered something in return for a good review. A discount maybe? But no, they are really just that wonderful!

We booked this Hotel directly from Australia with ease and it exceeded our expectations. We had a wonderful stay, Nicole and Antonio were the super hosts, we thoroughly enjoyed our stay. They go above and beyond with customer service and in providing a nice breakfast and other advice. Beautiful modern, comfortable clean rooms with everything supplied. This place it’s absolutely amazing. The service from Victoria, Nicole and Antonio it’s incredibly. We have the best time here and I can’t wait to come back again. I would recommend this place to everyone. They give us a welcome champagne bottle for my husband and I anniversary. They have free small breakfast every morning and it’s so delicious. If you stay here you won't want to leave. My room was clean, comfortable and quiet, with lots of extra touches. Nicole treats you like family, with the ability to provide your privacy. Her knowing of Rome helps you navigate a delightful trip through Rome. In ALL my years of traveling ive never experienced such high a level of hospitality. My stay here was by far the best lodging experience ive had anywhere. First class throughout the duration. Thank you for the bottom of my heart.

The property is renovated and very clean. The hosts were amazing. They were courteous, generous, friendly and very helpful. They provide the comforts and privacy of a larger hotel but with a local, family flair. We highly recommend it and will definitely stay there again.

The only place you should even consider
The best experience I could ever hope for, the wonderful couple that manages it made it a home away from home and I will never ever think about where to stay in Rome again in all my future travels here. They have set a new standard of hotels which frankly has set me up for disappointment wherever else I will go in the world. High end rooms, attentive customer service, diligent cleaning staff - it's completely faultless. My partner and I work in property in London and to see rooms so beautiful, white towels and luxurious bed linen gleaming, not a fleck of dust on the polished floors almost makes you feel guilty for using the room. The covid precautions are second to none, with them I actually managed to be able to relax knowing everything within the walls is absolutely safe.

The rooms are exactly as the pictures show, well appointed, great condition, comfortable and impeccably clean. Service from Antonio and Nicole was fabulous before I even arrived when they sent really helpful travel advice. Upon arrival Nicole Sat down with me and my friend and went through a map showing all the places we should go and recommending some great restaurants. Antonio and Nicole are lovely people and made us feel very welcome and were always available to help. I will 100% stay here again if I return to Rome and recommend to friends and family. Location wise, it is close to Termini and there is a metro within 5 mins walk. But also, the buses are really easy to get around the the street taxi's really cheap. It only cost €10 from Vatican City!

My fiancé and I stayed for 3 nights at Residenza Venti Settembre last week and we had an amazing time. Nicole and Antonio, the lovely couple who run the hotel, are amazing hosts and made us feel so welcome. Nicole sat us down when we arrived and went through the map of Rome, giving us recommendations and directions. The room was beautifully decorated, clean and towels changed daily. Chocolates were even laid on the bed! When we returned from a day of exploring, we would be asked how our day was and even offered drinks. Breakfast isn’t included however we were offered tea/coffee and pastries in the morning which was a lovely touch. The room has good AC which is digital, mini bar which is complimentary and TV with Netflix. There is also a safe in the room which is brilliaby. We found the room very quiet at night and the bed was comfy. The hotel itself is conveniently located within around 20-25 minutes from Spanish Steps and Trevi fountain within the business area of Rome so is very safe and secure. Excellent hospitality, beautiful hotel, would recommend to anyone visiting Rome. We would love to go back! Thank you Nicole and Antonio!!

Best place to stay in Rome!
The place is new and the room is very clean and beautiful! The location is good with supermarkets and restaurant nearby. The host is so friendly, Antonio gave us a lot of information in Rome, especially the pizza house he recommend was so good :) And Nicole is so nice and made us very delicious cappuccino in the morning! ;) During our stay, we accidentally brought some trouble, but the hosts were very patient and helped us a lot! Thanks to them, me and my husband had so much fun in Rome! We really recommend this hotel!^^

most lovely stay one could possibly imagine!! The hosts are adorable, helped us put with planning our stay and sightseeing in Rome and even organized a small surprise cake on my birthday! The rooms are modern, clean and air conditioned and also silent. Approx 10 min walk to termini (main station), so very convenient with respect to the arrival from FCO Airport via Leonardp Express Train. Will definitely come back, 10/10!

We stayed at Rezidenza Venti Settembre for four days in the beginning of April 2023. I have only positive things to say: the place was very tidy, hosts were amazing bringing us breakfeast every morning, helpful with all kinds of questions, the room was amazing - good size and clean. Diese Unterkunft lässt keine Wünsche offen. Die Gastgeberin Nicole ist sehr freundlich und die perfekte Person für Empfehlungen. Best service we ever received!
The stay at Residenza Venti Settembre was amazing! We stayed for a whole week, and the host Nicole took great care of us, The service was the best we've ever received, the bed was comfortable, everything was clean, and we had a free minibar upon arrival. The hosts were extremely helpful in recommending restaurants to visit (and which to stay away from), sights to see (non-touristic) and what do experience when in Roma. Would definitely come back!

Dall'arrivo alla partenza mi sono sentito (e sono stato) coccolato. Grande attenzione da parte del personale in ogni dettaglio, fino a propormi una birretta con patatine in occasione del mio arrivo a metà pomeriggio. Stanza impeccabile da ogni punto di vista: qualità e modernità degli arredi, pulizia, ampiezza, disponibilità di abbonamenti TV come per esempio Netflix e molto altro. Francamente, oltre ogni più rosea aspettativa.

Das Zimmer ist ausreichend groß und sehr sauber. Tägliche wird das Zimmer gereinigt. Die Minibar ist inklusive und wird täglich aufgefüllt. Die Gastgeber Antonio und Nicole waren unübertroffen freundlich und hilfsbereit. Wie bereits von anderen erwähnt, gab es offiziell kein Frühstück, aber wir haben jeden morgen Cappuccino, Kaffee und Schokoladencroissants bekommen. Antonio hat uns jeden Tag Tipps gegeben, was wir uns anschauen sollen und wo wir essen gehen könnten. Es war einfach Super!
