We went during low season and got a free upgrade to the white room with the pool which was amazing. They also automatically moved our checkin to a later time. "Location is great but the place is unfortunately poorly maintained.
Rooms are ok but bathroom was dirty. Closet broken as well as rack for hanging towels.
Pool has a spectacular view but extremely limited opening hours. Breakfast very basic.
Be aware of mosquitoes, there are a lot!"

We had hoped that the balcony would be a place to sit and relax in the morning, but the small chair and table barely fit in the narrow space and the balcony wall too high to see over when seated. The “Mountain View” is literally a view to the top of one mountain, otherwise you look over grass to a few banana trees blocking the view. "A very restful setting. This hotel takes advantage of the Kok River which flows throughs Chiang Rai. The rooms are in a beautiful garden setting. They are clean, air-conditioned, and well maintained. Staff are delightful. It is a 5 minute ride ~2km from the clock tower in the centre of town. Transport and tours to any location can be arranged from the desk. We would be delighted to stay here again."
