We enjoyed our stay as it was conveniently located to restaurants, shopping, etc. It was very clean and comfortable. The breakfast was very delicious, and the staff was very friendly.

Our check in was excellent. Our Host walked us to our room. The mini split unit was not working properly so he quickly moved us to another room. Much appreciated. Extremely respectful and nice as he helped us to our new room. Breakfast was excellent. The highlight of our stay was visiting with the manager that served us breakfast. She was so delightful and pleasant. Great time!!!

Dingy, unkept, mildew odor room was in the basement and was essentially part of the dining room that served breakfasts to the guests. So early morning activity outside our bedroom door as well as 20 guests talking and eating each morning. First day as I checked-in and I immediately called to ask about changing rooms. I was told they were sold out for the night, but several rooms were available for the next night and to simply call in the morning and they could change. When I called the next day I was told sorry but although there were open rooms, they booked them already. AWFUL ROOM, AWFUL NON-CUSTOMER SERVICE, AWFUL EXPERIENCE.

Thank you for your review. We are sorry that you did not enjoy your stay. The room you reserved was a basement room. The day you checked in, we were sold out so we could not move your room. We did have a couple of rooms available Sunday morning. When you called at 1 p.m., those rooms were no longer available as people reserved the remainder of the rooms earlier in the day. We do apologize for us not being able to move your room.

The property was comfortable and clean. Parking was convenient, and the area around the hotel is walkable and safe. We would definitely stay here again on a future trip to Newport.

Don’t stay here.
I’ve stayed in many hotels around the world, and have never quite had an experience like this one. The check-in was very strange and the person assisting us eventually got us to our room… upon opening the door for us and letting me INTO THE ROOM we all realized someone else was clearly already staying in there, and thank goodness they weren’t there to be walked in on. After that he scrambled very awkwardly and left us in the hallway and ran back to a different building to check keys. The safety was absolutely nonexistent and we felt super uncomfortable with the situation. Then he returned, very awkward and scrambling stating that he had a new room for us that he “didn’t think anyone would be in”. He first looked through the window to the room and then muttered that he was pretty sure no one was in there, before opening the door for us. No one was in there but the room itself wasn’t what we paid for but the whole exchange was so uncomfortable, and Newport mostly sold out, we just dropped our bags in. The room was absolutely gross. They didn’t clean out the fridge and the shower had only one door and the towels and bed sheets all seemed unclean. Without much of a choice we stayed the night but left early in the morning. The check-in, disregard for safety, awkward customer service, and cleanliness were over the top. Wouldn’t recommend this hotel to anyone.

The staff was very helpful and the room was mostly comfortable. Unfortunately the towels and pillows were very poor quality, the tub didn't drain, and there was a water leak from the ceiling. The location is very convenient and quiet.

Beware
*Beware if booking through Hotes.Com or Expedia third party* and not directly through the actual hotel. We paid fully and in advance for the King Suite and arrived mid afternoon, and the front desk clerk said sorry that room is booked, but we've a different Queen room for you. Bait and Switch when not booking directly with the hotel. I complained and they gave me a small King room at a different facility, and the toilet wouldn't flush until you manually worked the flush tank. The last day they made good and gave me the room I'd paid for. It was gorgeous, which hurt me even more. I bought that room and they gave it to someone else for two-thirds of my stay.

The Bellevue Manor is very well located. The breakfasts were good and the lady who prepared breakfast delightful. The staff wasn't particularly responsive to small issues that arose (e.g., lack of supplies at the coffee/tea bar).

Overall experience was wonderful! Continental breakfast was very good -- variety of breakfast to choose from! Nice patio to enjoy breakfast on a nice day! Within walking distance to shopping district! Went mid-week so was not very crowded in the area! Would choose again!

Birthday Weekend Celebration!
Our stay was wonderful! The staff were friendly and the rooms were very clean. Breakfast was very good! I love the fact that I could walk out of my room and grab a coffee in the am. We really enjoyed our stay and will return again to the Manor.

Very happy with my stay
I was a little hesitant because Ive never done a B&B before however, it was a last minute trip on holiday weekend and I grabbed the last room available. Very happy. We had a great time and when I told them it was a little chilly in the room they ran over immediately to make sure the heat was working properly. I would definitely stay again.

Lovely 3 night stay at the Manor. Great breakfast included. If you don't like climbing narrow stairs, be sure to request a room on the first floor. Old building and the stairs are steep and many of them. There is no one available in this building to address any questions you might have. The office is two buildings down but walkable. Overall, this is a place that I would go back to.

It was filthy. I also told the manager on the first date that I might have to cut my stay short because of a family emergency back home. He assured me that it would be all right and would not cost me the full price as long as it was all right with Expedia, through whom I booked. It was ok with them but then the Bellvue Manor would not refund any of my money, charging me despite the fact the room was vacant. The hotel lies to me and I’m out over one thousand dollars.

Excellent B&B in a beautiful location.
We booked this B&B for my son who had just graduated US Navy OCS. It was fantastic. Check-in was super easy. The room had a private entry of its own. The room was clean, historic and cozy. The included breakfast was awesome -- my wife and I enjoyed the breakfast since my son missed it due to an early AM flight.

The location is great, free breakfast is great. The two bedroom suite was lovely but it’s a 3rd floor walk up- no elevator-could have been disastrous depending on who was coming in the trip. Staff was very friendly. Cleaning was not thorough. I think when real problems occur- management should make some sort of gesture.
